How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews

Nothing about our 1st visit to The Rooms could have been any better we found it faultless ! From arriving we were greeted by Andy what a warm welcome he gave us x and our room was excellent as all the facilities were x We most certainly will be visiting again .
The Breakfast was 1 of the best that we have ever had ! We asked for the full English breakfast the ingredients were top quality which we always want , presentation was a feast for the eyes ( we couldn't have asked for more!

The room was beautiful, the bath AMAZING, the bed really comfy, the facilities excellent. Breakfast was superbly cooked and the hosts were just brilliant, very easy going yet really professional and made us feel welcome. Faultless!!

Nothing at all
Andy was very welcoming. We were offered a nice cold beer and a glass of wine, chatted with Andy for a while, and went up to our very spacious and comfortable room. The location is great, and parking on the street outside is free. Lytham, it's self has a great vibe, and there's plenty of good places to eat and drink. Would go again, really enjoyed it and breakfast was very good.

I was a little bit disappointed we didn’t get breakfast, which I thought was included. We were told by two other guests that breakfast wasn’t being served on Monday morning. A friend recommended we stay at The Rooms and she said breakfast was lovely, do we had been looking forward to it Also, when I’ve booked with booking.com before, I have always paid in checkout. However, there was no staff around when we left on Monday morning.
Location and the room, which had everything you need for a comfortable stay.

I wish I had the opportunity to stay longer and enjoy not only the Rooms but Lytham Saint Annes and the surrounding area. Hope to return again soon and wil definitely stay at The Rooms.
The Rooms is a real gem of a place to stay....fantastic spacious room; spotlessly clean; exceptional owner and staff; outstanding breakfast and a central location. A pleasure to encounter and hope to return again soon.

I would definitely recommend this accommodation, Andy is a great host , really friendly and greets his guests with a warm welcome , nothing is too much trouble , he gave us advice where to go for drinks and also shopping , and also restaurants near by . The breakfast choice is excellent , you will be spoilt by the menu . The location is perfect a couple of minutes walk from the centre or for taking a walk along the beach front , parking was easy outside the property , I will definitely be visiting again soon. Highly recommend.
