Excellent hospitality. We were made so welcome, and had breakfast ready for us the next morning, and even some lunch to take with us. The bed was comfortable and a lovely view over the valley. Short walk from town and all the sights!

Elena is a very friendly hostess. She acts immediately and is very helpful. My room had everything I needed. Everything very clean. Very nice: I could make myself a lunch for my hike on the Via Francigena! Great!

We wish we had the opportunity to stay more than one night 😔

Our host, Elena, was so gracious and accommodating. We arrived by train  on a wet afternoon, and Elena picked us up from the station. Breakfast was substantial with lots of choice - panini, toast, cereal, yogurt, fresh fruit - and as we were beginning our Via Francigena walk, she provided provisions for us to make our lunch. The bedroom was spacious and comfortable with a beautiful view of the Tuscan countryside. Little extras such as chocolates and a decanter of water make the room welcoming and cosy. We had access to a fully equipped kitchen. This accommodation absolutely exceeded our expectations.

Super clean place. Elena is an accomplished hostess, she was very dedicated to make our stay as nice as possible. Close enough to center (on foot) but far enough to be quiet. Excellent location if you’re hiking the Via Francigena. Highly recommended. Thanks for everything, Elena!

Elena was the perfect host and picked us up and dropped us off at the train station. Brilliant communicate and a lovely breakfast every morning. The room was lovely and spacious and the view from our bedroom was incredible! The private bathroom was next door to our bedroom but it wasn’t an issue for us. All areas of the B&B were clean. It’s a 10-15 minute walk to the centre of town where there are lots of restaurants. Thank you for the perfect stay Elena!

A mirror with a light would be helpful for contact lens wearers

Elena is the most welcoming and friendly host you could wish to stay with - she has that sort of sparkle you don't find very often. Nothing was too much trouble - she went to a lot of trouble to book us at a restaurant with vegetarian options. The room was bigger than expected, and air conditioned with a well equipped but very petite en suite. There was a good variety of foods for breakfast and as we were walking, Elena gave us things to make a packed lunch.

Lovely warm welcome from Elena. Very comfortable room, with excellent air conditioning. Lots of breakfast options. The town was wonderful and came alive at night. We were treated to live music whilst eating at a lovely restaurant on the central square, just a 10 minute walk from the b&b. Thank you, Elena!!

Everything was perfect.

First of all, the host Elena is super kind, the apartment was very stylish and clean. For any kind of request, we have a solution immediately. We recommend this place for staying in Tuscany, because it is well connected with all important destinations.

The host, Elena, was amazing - friendly and helpful but not intrusive. Cottage is beautifully renovated. Spacious room and bathroom, comfortable bed, quiet air con, strong shower, and little balcony with views to die for! 5 minute walk from historic and character-filled San Miniato.

Beautiful stay close to San Miniato . Exceeded our expectations with regard to facilities . The owner picked us up from the station which was a huge bonus . Breakfast was superb and we even got a bag of goodies to take with us for the day . Very clean , we would recommend .

We loved this B&B. Elena was a lovely host;very kind and attentive. We loved the view from our room and the kitchen area where we could make coffee. Also, a lovely communal breakfast and Elena encouraged us to make panini for our day's walk.
