The lounge could be a bit more inviting, as the space is beautiful -an armchair, a small Venetian style sofa, would make a difference

The location is super nice, the boat to the airport is practically in front of the door, the rooms are wonderfully comfortable and clean, the bathroom ample and the reception service and cleaning personal exceedingly kind. We were made to feel at home.

Well located, the station can be reached within a short walking distance. The rooms are nicely furnished of high quality and clean. Staff is very friendly. An absolute recommendation!

Nothing I didn't like but just a heads up for people staying. As expected when selecting a room with a canal view, the canal is the "main road of the city". There is a bit of noise that comes through from about 7am, so if you plan on a late start with a potential sleep in, bring ear plugs.

The room we stayed in was directly on to the street which was particularly noisy which can’t be helped but it was also right by the reception too which again was noisy

Fabulous hotel right on the canal. Staff were very very friendly and accommodating. Room was lovely and fab black out windows.

Not a dislike, but just a note, Can be noisy in the morning with work boats, but at least you're reminded you're in venice, beside a canal, not a bus stop in the city ; )

Spotlessly clean. great location on a wide street with plenty of food and drink options close by.. amzing decor in the room, actually felt like you're in venice. great hostess who was very welcoming and spoke lovely english. would recommended/stay again

Overpriced for what you get. Small room with an awkward balcony space for both its size (pillar in the center and no side table) and proximity to tourist walkways.

First two days we couldn't get anything we needed from lovely italian receptionist that didn't speaks a word in english. Later the host came and we got answers about conditioner, towel warmer and slippers in the room.

What's not to like? The room, the staff, and the location were perfect.

Everything was perfect. The room was beautifully appointed. We were even treated to a cold bottle of Prosecco upon arrival. The view of the canal was also great. It was also just a 10 minute walk from the train station and to catch a taxi back to the airport when we were departing.

Perfect location; so easy to get to from bus, train or vaporetto. Really charming room. Clean & perfectly presented. Bathroom also lovely. Host was brilliant... very friendly. Left us chocolates on leaving. Would definitely return.

Thanks for making us feel home. The host is very nice and he also sent a bottle of wine as a gift for our honeymoon. The window of the room is next to a canal so it is very beautiful. The location is great as it closes to the train station and easy to access.

nothing literally, all was perfect

the hotel is well located, and very heritage and beautiful setup. the room was literally like the 18th century, with a very spectacular terrace on the canal. the hotel is within 10 minutes' walking distance from the central station -Lucia And at the same time in the heart of the city. the gentleman who met us at the reception gifted us a bottle of champagne. it was very nice of him. I would stay there again without any hesitation.

The aircon was rather noisy when on full. Nothing else negative to comment on.

The location is wonderful - an easy walk to the station, vaporetto and sights - and the room has a great view over the canal. It is a small and charming place and the manager is helpful. Although there is no breakfast, there are plenty of cafes around. It made a fitting location to end our visit to Venice.

The restaurant below although not connected to the hotel was very average & poor value for money .

The owner was very charming and welcoming . We stayed in the garden room and had a very good nights sleep . The bathroom was well appointed with high quality fixtures and fittings . Overall excellent value and would highly recommend. Worth noting that the hotel no longer offers breakfast which wasn’t an issue as there are plenty of excellent cafes in the street adjacent .
