Property was not as promised. Triple room booked, was a double with cot. Booking description indicated there was a reception desk, however it was never staffed. Not an issue, except no one was available to address issues.

The wifi didn't work for two days (which was bad because I needed to work) and It took them a whole day to give a reply. Apparently, the fault was the internet company, but they still didn't offer any temporary solution other than wait (an undetermined amount of time). Also, we had an issue with the coffee machine (instructions were unclear - but my bad). The problem was that there was a coffee spill in the table, and when they cleaned the room, the coffee spill was still there. Not that big of an issue, but it says something about their cleaning thoroughness. Overall, the experience was good, and It was worth what I paid. However, I got the room with a big discount, I would've felt scammed if I had paid the full listed price. Also, the 'Premium' name is a bit deceiving. It's not bad, but it just isn't 'Premium'

The location is good and felt overall safe. We walked from Termini. The shower and bathroom were quite nice. The room was small but had everything needed. Check-in was very easy, despite late arrival.

As mentioned, the shuttle service arranged through the hotel was not a service at all. We received a text message that the driver is waiting for us at door 2. Except, he was not waiting there. When I asked where he was (and sent our location), communication went quiet, i. e. no response from the driver. And that was because he was not at the door but still 20 mins away. So he did not tell the truth in the first place. After he had picked us up, he drove like an re-incarnation of Niki Lauda (I'm used to how Italian officials drive as they don't get tickets, and all of the ones I drove with so far knew how to navigate the Italian traffic). This driver did not. He drove fast, insecurely and with many manouvers that were very risky Upon arrival, he asked us to pay (the shuttle service costs more than the flat rate of 50€ that taxis take). So I gave him my credit card. He did not take credit card and demanded cash. So, after some negotiation, I paid the price in cash. I raised the issue with the hotel on arrival, and all I heard was: this is not our fault, it is the shuttle company. Except that the hotel offered and arranged the transfer. So it is within their responsibility to ensure they select a company that is safe and punctual (or in other words: professional), which this company was not. So not accepting the responsibility and not doing anything about the issue is a poor statement of the hotel services. So that was a very unpleasant experience. Minor other issues - related to the accommodation - were the water low pressure. Taking a shower felt like you had to get water from a stone. It was only dripping. While I understand that hotels try to save cost (and water) this was a little too much saving

Friendly reception, fast and easy communication via WhatsApp. Many breakfast and dinner options closeby. The area is not overloaded with tourists. What I absolutely did not like (more in the "What you did not like" section was the shuttle service (it does not deserve the word service, actually) that was arranged through the hotel and how the hotel handled the complaint. It's more expensive than the taxi fare, we waited 20 minutes for the driver to arrive (while we could have taken any taxi at the airport)... So I DO NOT RECOMMEND booking the shuttle service with the hotel.

The room definitely wasn't as large as advertised and unfortunately I got very little sleep due to street noise as well as noise from other guests coming in late at night and leaving early in the morning - the sound from the hallway is very loud in the room (I was in room no.3) - if this was addressed this would have been great, but unfortunately sleep is an important aspect of a stay - why else would you book a room.

The location was fine - the room itself, although small, was well catered and very clean (and the guy cleaning in the morning was extremely nice and friendly (you are getting at least 2 stars for him alone)

A few minor points, Wi-Fi password didn’t work, kettle only worked when plugged in in reception area otherwise it cut out, TV also cut out at times. Overall an enjoyable stay and would recommend.

The rooms are clean and tidy, but SO small. We are both tall people and we were suffering. The bed in our room was tiny for both of us, we couldn't sleep as we kept falling off the bed. I'm not sure about its size, I would say it was a 140. The price for what this hotel offers is exaggerated.

Good location, next to bus stops and Villa Borghese, the Colosseum is just 20 min away walking distance. Easy self check-in, pleasant host that communicated with us over whatsapp the entire time.

We got sick from the air conditioning, the filter needed to be changed according to the system screen and was overdue. Bacteria build up likely led to getting sick.

Room was smaller then it seems from pictures Wifi issues. Main Wifi line was under maintenance so they provided alternate of using reception wifi but the coverage was not strong enough to get connected while inside our rooms. This also meant Smart TV was of no use!

The room itself was fairly small, mainly the bed - it was not very comfortable for two people. The noise insulation is not great - you can hear everything going on outside your room. Rooms were cleaned each day, but there was no way of indicating that the room did not need cleaning / was occupied, one morning we heard the cleaner coming into the room with guests in them. The photos gave the impression that this property was the whole building, but it's actually an apartment split into different rooms. Not much of a problem, just something to keep in mind when looking at the place.

The location is great, close to Villa Borghese, Termini is a short walk away and there are good places to eat nearby. A spacious and clean bathroom. The staff was fairly helpful. rooms were cleaned each day.
