    The apartment does need a little maintenance although great value ,it would be great to have an oven or microwave

    Kitchen facilities didn’t always work well and bathroom sink needed a new stopper.

    The grounds were beautiful. Lovely, spacious, quiet apartments, offering the privacy of separate bedrooms and bathrooms. Staff was lovely and accommodating. A pleasant walk into town, and a quick ride on the Vaporetto to the mainland.

    Beautiful Villa in a perfect location to mix visits to Venice with quiet walks by the sea in a beautiful Lido. Very quiet and cosy place. We enjoyed it's ancient luxury and green territory. Very kind and helpful English speaking staff. And make sure you taste Gelato in Gelatolandia ( via Lepanto 1f). Bellissimo!

    forniture (few old style, some just old), fridge door not working well. not cooling food. sofa quite old. the rest has old style but can still work. moquette (when you enter the room there is a light smell of old forniture and moquette) cleaning not good enough. some hair around and dusty in the corners and under the table. asked to clean it better, they said yes, but never did. I had no time to remind it. coffe machine supposed to be in every room. overall very nice place with details to improve

    excellent location. not far from lido ferry station (10 min walking distance). very close to the beach. nice gardens. small apts. with bathrooms, living and small terrace (if at 1fs floor) or nice garden (at ground). beds comfortable. nice staff could be an excellent place, if only they upgrade some forniture

    There was no hot water when we arrived, but the staff fixed it immediately.

    Very quite and calm, the resort is by the beach, not crowded. The staff is very friendly, check-in easy. We got a much bigger apartments than we have booked- with several bedrooms and bathrooms, small kitchen and a garden. That was a nice surprise! A great option for those, who don’t want to over-pay staying in Venice, since with the water buses are it takes a 15 minutes ride to Venice center. And to have a beach and feel like in a resort!

    Beautiful villas and garden area! Value for money. Lido is so much quieter than the main island if Venice. It’s nice to come here and unwound and just relax. There are lots of nice restaurants just 5 mins away. The ferry station is just 10 mins away. Overall, very nice. Staffs were extremely helpful too!

    A working restaurant would have been a cherry on the cake!!

    Clean and well maintained rooms. With all the supplies. Nice pool area with recliners... Well maintained lawns and tasteful landscaping. Quite, calm and serene.

    The apartment was shabby with tatty paintwork, faded carpet and peeling wallpaper, which is much in need of attention. Reading past reviews, comments about issues experienced have not been addressed. Owner thanks everyone for their review good or bad and is not taking guests comments on board. No information was provided at check in about the hotel facilities or surrounding area and no introduction to the apartment and its facilities. We had a shower curtain that was too short, and the bathroom flooded every time we showered. Wallpaper was peeling off walls. Built in air con did not work, and the unit in the living room made no difference to temperature in the bedrooms. Easy chair in living room was so low and collapsed it was hard to get out of it. There was no sun shade on the terrace, and the bannister leading up to the terrace was rickety and loose.

    The apartment was large (if extremely tired and desperately in need of decoration). It was, however, mostly clean and well serviced daily by delightful friendly cleaners. The kitchenette was really useful and well stocked with crockery and cutlery (which we finally found with the help of the cleaning lady), and the dining table and clean linen were a really nice touch. The details when we booked really didn't do the kitchen facilities justice. A previous review mentioned no cutlery. It is provided. The challenge is to find it. The wifi is good and only dropped out on one day. The gardens are lovely, as is the pool area. We found out that the cafe was open for coffee but no food and no bar. It seems a shame that the full facilities are seasonal and unavailable despite the pool being open. There didn't seem to be pool towels although there may be, but no one gave us any info when we arrived, and because reception staff were pretty distant in their attitude generally we didn't find out. The only communication on arrival was a list of rules, including a 50 euro fine for not cleaning up in the kitchen area. (No cleaning materials other than washing up liquid provided) Communication prior to arrival was positive, though, so we muddled along and enjoyed our stay simply because it was a great base and we were left to our own devices and had privacy and could be fully independent. It was a great base from which to explore Venice, and with the help of Google and previously purchased travel books, we had a great time.

    The air conditioning was noisy. Some furnishings tired but all clean and comfortable.

    Pristine pool and clean comfortable well equipped apartment. Air conditioning was noisy but effective in v hot weather. Staff really helpful. The pool has an onsite snack bar. V near the beach too.

    Clean, great location (great for a week because of the beach across road, the pool and the nice local restaurants. Much better to not be in central Venice all week and the waterbuses go every 10/15 mins and take only 20 mins to get to S Marco for only 18€ each for unlimited use for the week), lovely pool, room was good, staff were friendly and helpful.

    The ancient bedding was not very comfortable. Rooms were rundown and need updating.

    Large rooms, great for families. Pleasant staff. Small, intimate feel, very relaxing outdoor space. Pool is great for kids, plenty of loungers no matter the time of day. Convenient location to beach, cafes etc.

    Needs renovation. To many things seems worn down. Prices at pool area is too high compared to outside bar. Beaches at lido are private and not very to access.

    Lack of information! it would be better if there was a folder compiling information about this site and useful tips for the neighborhood. There were some descriptions on a door but not enough. As the reception closes at 7pm, It is difficult to gain information directly from the hotel staff. We often ran out of hot water. If the tank capacity is limited, they should have informed in advance. On-site laundry service costs 25 euros, I think it's too expensive; they should tell guests where the nearest laundromat is, which I couldn't find on Google map but found by chance while walking around the day before our departure.

    we stayed in a Family room on the ground floor which has easy access to a garden. my two kids, 6 and 4, loved the garden and a small pond. we also enjoyed dinner at garden that we cannot do it in our apartment. (The Italian foods are great even bought at supermarket. ) The rooms are aged but clean. There are two bed rooms with two toilets which are convenient.
