Not really anything, maybe the wifi didn't work but that's not really an issue for us.

The hosts were incredible, like the Italian grandparents I never had and the neighbors that I actually did. I didn't understand most of what they were saying but they tried their best. Mauro had some very knowledgeable professorial aura about him and Primetta was very much the ideal hostess with all the happy laughing and kindness.

Some facilities are a little outdated but it also adds to the charm if you are not looking for luxury.

The hosts were extremely nice and really made us feel welcome. The house has everything you need, it's very quiet but close to shops and restaurants, and a short walk to the old town. We were sad to leave and would definitely stay there again.

Owner cannot speak any English so communication a struggle. Also parking is a struggle due to street very full of cars.

Even there were 2 fans it was hot in the room. So we kept the door opened during the night, not a big deal.

Hosts were beyond expectations, super talkative and friendly. Even we don't speak Italian we got suggestions about trips, leisure and restaurants. Room was small but enough for one night. If you choose Primettahouse you'll feel as VIP guests, very kind people. Grazie 👌

Primetta and Mauro were the most fantastic hosts and the apartment was in a brilliant location just outside the city. A short walk to the main sights and lovely views along the way. We enjoyed having our own little garden too to enjoy the sunshine.

Price tag for that location doesn't allow my conformism to complain. Everything is sufficient...not big but not too small, not luxurious but quite ok. Its actually about your needs and habits. We are a couple of oldies and it was quite ok. Pictures describe quite well the space, so look!

Great location, quiet but close to city, restaurant and supermarket. Friendly owners that treat you as their personal guests, not tourists. Since breakfast was banned because of pandemic I had a privilege starting day with espresso lady brought to our terrace with a smile and Buongiorno! Last person who did that for me was my mother (some 50 yrs ago and without Buongiorno). Not hard to find parking around. Our previous accommodation (for couple of years) was hotel just next to this house. This year it was too expensive. We didn't regret swapping to Primetta House.

Primetta and Mauro are the loveliest people who gave us a warm welcome when we arrived. Mauro provided us with guidebooks and gave us some tips on where to visit. The room was perfect and also the location. We felt very safe during our stay. They also gave us a small(actually big) parting gift.

EVERYTHING about this place is amazing. The ultra sweet lovely hosts, the excellent sunny garden, the beautiful rooms that lead out to the garden and patio, the extremely well equipped and organized kitchen, the bathroom is well organized, the nice amount of sunlight into the rooms, the quiet ambience, the perfect close access to a supermarket, the bus stop and the town center, the views from outside the house. Everything is super amazing. But the hosts are are the brightest sunniest spot on all the whole surface of San Gimignano
