There was a mix-up over vegetarian vs vegan breakfast, so I wasn't able to eat most of the breakfast items.

Charming room, staff went above and beyond for breakfast, with a huge variety of options delivered via tray to your room at the time you requested.

The bathroom is private but external. Hence u will have to cross the hall. But it’s actually not that big a problem. Please inform the lady your time of arrival as there is no reception as such. Hence she needs to be present to hand over keys.

Good clean large comfortable room. The location was also near a metro station. Tram and bus station were also near by. The termini station is also not far. The breakfast was limited but good. The staff is helpful. Even though she doesn’t know English using a translation app she was able to communicate.

Cozy room with attached bathroom, very clean. Breakfast wheeled in at 0730 by a lady, with hard boiled eggs, cereal, and orange juice, though the warm milk, which is fine for coffee, was not suitable for the cereal.

The street is noisy and old windows do not stop this noise. But there are other advantages, that minimise this little problem. Also bathrooms require some renovation and better cleaning.

Extraordinary delicious and full breakfast, very friendly and nice owner and ladies serving, possibility of leaving the luggage for free, very close to subway, walking distance from a number of attractions, Colloseum included. There is an independent heating and cooling by air conditioning. Walking distance from Termini and no need to take taxi or subway after leaving the shuttle from the airport. Nice local cafe at the street corner, with real Italian espresso serving at the counter.

The toilet outside the room but nothing important.

The owner Anna Maria has been wonderful. She is very kind and considerate. She left us to stay later. The location was excellent, close to everything a tourist needs.

The hotel manager was lovely but couldn’t speak English, so I recommend bringing a translator app. That worked well for us. The b&b is also a bit hard to find and you definitely need to message the property what time you’re coming since the reception desk is unmanned.

The breakfast was delicious! It was a really great location.

A little stress when we arrived, no answer at the door, and the lady on the phone (the lady who opened us a few minutes later?) didn't speak English.. but in the end it was all good. Our bathroom was the most far from our room..

Very kind host who adjusted the breakfast to my allergies and intolerances, the rooms were cleaned everyday and location is 👍

The most negative aspect was the noise coming from the street, as the windows did not block the sound or cold. There was almost no difference between closed and opened window, so it was hard to sleep. Also in the building itself, as the bathrooms were outside the room, which wasn't big problem, you could loudly hear every door slap. (and i recommend to take slippers with you) The breakfast was ok, but it was every day the same and if you stay there more than 3 days, you don't want to eat it anymore.

As positive i can definitely describe the location - about 5 minutes to metro, there was also small grocery store in the same building. Additionally the room was clean, although it would need small renovation, but it was ok, including electric kettle and small safe. Breakfast was on time, the owner was quite flexible about it.

Noise. The windows were outdated and fitted loosely hence double glazing did nothing to keep the infernal traffic noise outside.

The photos were definetely better than the room in reality. The curtains were definitiely a big minus. So many pieces with cheap quality and barely enough to close to window when changing you clothes. The balcony door needs to be repaired it was bot properly closing.

The lady was nice, even though it is not the best location it can be considered as a nice location. Breakfast can be considered nice for Europe standards. I stayed in the room with the balcony and it was a plus.

The private bathroom is external and need to walk a bit, it might be uncomfortable especially during the night to walk all the way to the toilet but it’s very nice and clean and the shower has a glass, which is fundamental

Very spacious room, double bed plus one single bed, nice view from the 4th floor. Very modern bathroom and very gentle staff. Breakfast in the room brought by Gabriella was great, the necessary you need and was super nice!

Host was very helpful making sure we find the property without any problem. Room was clean and comfortable but other inconsiderate guest makes so much noise not the host fault. Maybe better walling will help

There was no bathroom in the room, we had to cross a common corridor. The bathroom was clean but quite dated, not comfortable Breakfast was poor Staff didn't speak any English
