Seems to be a bit of an ant problem, we left some dishes overnight and they were covered with ants in the morning.

Room was very spacious and clean, with a beautiful view. The pool was perfect after a hot day, we also hired the hot tub and this was very relaxing - especially with the amazing view!

Many steps down to the room and a huge hill from the room to the reception , and difficult to get breakfast staff attention

broken amenities in unit, bathroom heater not working, light fitting in kitchen broken, outdoor furniture covered in lichen, raised nails on deck flooring, no clean towels each day even though some checking consumables from snack boxes etc, sand on floors as stick to feet when barefooted. pool had mould in bottom, rusting, paint patchy, spa pool bit manky just all a bit tired and worn. footpath to beach treacherous, timber batten with nail sticking up in middle of path, stagnant tank of water and detritus open on land in front of unit, all louvred from units removed and dumped beside pool so adding to low ambience.

This property is way overpriced. The room was like a 1970s 2 bedroom motel. stairs to the pool unsafe and generally a very run down property.

If you want to Stat for peace and quiet and you book a room underneath another. The kids were quite rowdy so you could here all the jumping etc through the roof.

The bill is wasn’t as clean as it could be for the price acceptable in a motel not in a hotel. The fridge door didn’t shut and when reported not fixed. Asked for a room with three beds got two kings , also for one with less stairs due to having elderly mother

The hair dryer was out of order and there was no replacement. Kitchen ventilation and one room light didn't work. The shower booth door didn't close properly. The breakfast was below my expectation.

Probably the stairs and walkways - you do have to walk quite a bit to access the restaurant, pools and mini golf if your Villa is far from reception.

The place looks exactly like the pictures, even better! Love the public jacuzzi, and pool. The view is stunning, overlooking Waiheke and the sea. Near to the Ferry and the Local supermarket (countdown). The staff were so accomodating and welcoming! There is also a restaurant so honestly, you can just spend the whole day and night enjoying your accomodation to the fullest!

There was a light on all night down the entry stairs of our unit which made our room very light all night. Very noisy above people walking around in the above unit woke us up. Expensive bar drinks in the restaurant

Had a great stay for a couple of nights with friends celebrating my 50th birthday. My studio room was a bit musty smelling and despite being told all rooms recently renovated a bit basic but overall in a good spot. Received a $150 charge for smoking inside on my CC. Queried it and took a couple of days to tell me that they had to steam clean the drapes due to cigarettes smell. Not once did anyone smoke inside, drapes were never drawn either, there was ashtrays provided outside which some of the group used however I’d advise anyone not to use them as they’ll risk the same. Totally put a dampener on the trip but as I was going to book another trip with my family next month I won’t be staying here, I’ll be spending my hard earned cash elsewhere. Would’ve been a 4 star review until they chose to steal from me, unfortunately how do prove this once I’ve left the island, pretty sure they’ll have some smart response to this like some of their other responses but 7 people in my group can confirm the above. See response from property, however no one smoked in the rooms, made complaint to Booking.com and nothing can be done, Just booked another trip to Waiheke next month, this property lost out because of their dodgy charges!

Tv had no signal the facilities were quite old for the price it needs up dating our outdoor table was broken and the cup I got out to have a coffee was dirty.

The bed was comfortable and place was semi clean, the staff at the restaurant were lovely and the food was ok.
