The beds are comfortable, the bathroom is spacious. We are a bit ambiguous about the location: at one hand, it is very convenient for finding many restaurants nearby and for taking train or subways, on the other hand the many trains do make some noises also during later evening and early morning. Overall, we enjoyed our stay there very much.

The property is non-smoking and is located less than 1 km from Gion Shijo Station. I stayed here for 6 nights and had a wonderful experience. The room was clean, comfortable, and had a small kitchen with all the utensils you need for cooking. The hotel staff were amazing—they can speak many languages (French, English, Spanish, and of course Japanese), which is very helpful if you don’t speak Japanese. The location is excellent, close to shopping areas, restaurants, and supermarkets. The only small downside was the breakfast availability, which wasn’t always clear, so it’s good to check the schedule. But it’s not a big issue since there are plenty of places nearby to grab breakfast. Overall, a very nice hotel. Perfect for people who only speak English and know little or no Japanese. I would definitely stay here again.
