No en suite to our room and no tea and coffee making facilities in the room. However the owners were extremely helpful and bought us tea and coffee to our room. Well over and above the normal service. Excellent

cottage was cold when arriving - only electric heaters could not create nice warm feeling - even when not freezing outside. No Wifi in the cottage.
The location was lovely and the owner was very welcoming. Although there were no tea/coffee making facilities in the room the owner made us drinks and brought them to our room.
The bathroom needed a little updating.
Clean, tidy and well organised. Beds very comfortable, very good breakfast, free wi-fi.
No ensuite, bathroom needs refurbishment, doesn't accept debit/credit cards. Had to copy the wi-fi code off the front door which was a bit weird.
Spacious rooms and plenty of storage space.In the dining conservatory you look directly onto fields,such a lovely rural location.
Shared bathroom not always ideal.shower didn't have much pressure and kept going from hot to cold.An electric shower would be a big improvement.Didn't appreciate being woken by a cockrel ! Also pubs were full on a Saturday night trying to find somewhere to eat was difficult -we didn't appreciate driving up and down strange country lanes in the dark,late at night.Recommend the Blacksmith pub.

plenty of space for four of us in three bedrooms and a small reception room. Beds were comfy. kids loved the pets (cat, dog, chickens, rabbit). breakfast was lovely

A bit disorganised- e mail gave the impression an early check in had been agreed, but actually the owner turned up 15mins late for the standard check in, meaning we waited outside for 75 mins. The barn where we stayed had a slightly unfinished feel to the downstairs, but the upstairs was lovely (no curtains in one of the bedrooms though!)
Large, comfortable, quiet room in a very lovely house. The hostess was charming and welcoming. The breakfast was the best continental breakfast I have ever had and it was served in a beautiful sunroom. Would love to stay there again. Absolutely excellent.

The owner was lovely very welcoming. The area is very quiet which helped for a good restful sleep. The rooms are very spacious and spotless.
The hostess was very welcoming - friendly and professional and happy to help us. Our room was lovely - bright, fresh, and clean and with outstanding views across fields and lovely sunsets. Our son was captivated by the animals as well! It was close to Ashford for us, which was important as we were headed to the Eurostar terminal after our final morning there, yet in the countryside.

Maya was extremely friendly and welcoming, providing helpful information about the local area. I loved the room decor, and the uninterrupted view from the breakfast room.
The owner told about the surroundings and eateries nearby. On her advice we ate somewhere we never would've found, was excellent! Breakfast was excellent, with fresh baked bread and fruit.
Seperate bathroom form the room itself is not practical, but it's the only thing I can think of.

Very friendly, helpful host (Maya). Quiet, pretty, rural location. The accomodation is clean, spacious + well appointed. Lovely views acriss to the hills. Some animals on site to amuse the children (1 rabbit, 2 ducks, chickens etc) although some in cramped conditions. e.g. the poor giant rabbit in a small hutch took up literally 30% of the entire volume, like a human living in a phonebox.
MIS-SOLD! After scouring this site for safe, family friendly, 2 bedroom accomodation (which is v hard to find). We paid £260 (2 nights) for the '2 Bedroom Suite' (inc. private bathroom) at Plumpton House, which i assumed would be a self-contained SUITE comprising 2 rooms and a bathroom. i.e. part of the B&B entirely given over to us, that we could lock the door to and sleep easy, with our children safe, and a private bathroom. Either a cottage, dairy or a wing of the house etc. What we ACTUALLY got was- 2 normal, separate bedrooms in a B&B (i.e. our kids sleeping down the landing in another room) with the (theoretically exclusive) use of a bathroom across the landing, which is something VERY DIFFERENT indeed. So for security, we ended up with 1 adult + 1 child in each room. Wouldn't be such a concern if u have 2 teenage lads maybe, but a big worry with 2 small children. We could have achieved this at a chain hotel at lower cost, nearer our destination. After a poor night's sleep in a child's bed i thought 'oh well- a great big home cooked breakfast will redeem this place' - downstairs our hearts dropped as there was just cold cuts, fruit, cereal etc. admittedly a good choice, in a pleasant conservatory and with a very attentive host (and the croissants were good by UK standards). To be fair, a cooked breakfast hadn't been advertised, i just assumed it was par for the course at a big, premium, farmhouse B&B, but most guests here seem to be returning to the continent so perhaps there's little demand. Finally - the curtains in the children's room were flimsy, thin + white, therefore effectively pointless, so at 6am it was as bright as if the lights were on!

We were particularly well received. The place is quite and beautiful and well locatif. Rooms have a lot of Space and are very clean. This is definitely a place I would recommand.
We loved all. Very quiet and really beautiful countryside, perfect facilities, very clean and confortable room, we have felt like at home! Very friendly for the kids - there is very nice rabbit in the yard to play with:) Very good breakfast and very warm reception - thanks a lot Maia! Surely we'll be back again soon!
