    My only grumble is that breakfast isn't served until 8pm so I had to go elsewhere for breakfast as I had an earlier start.

    This hotel is in an excellent location, close to Calton Hill and the St James Quarter and an easy walk to Princes Street. My room was spacious and very comfortable on the upper floor, with a window (which opens for fresh air!) overlooking the back garden.

    Surrounding building having work done, so this took away the look of the hotel.

    Price was great, especially not being far from Waverly station [10 minute walk]

    Everything was perfect.

    So comfortable, and well located. Short walk from new St James centre and well connected elsewhere via trams. Bed was very comfortable, and even the pull out sofa bed was very good. Plenty of tea and coffee, tea cakes were a nice touch. The freestanding bath alone was worth the upgrade to the Georgian suite, very deep and very comfortable. Staff were fantastic and helpful. I left a piece of jewellery in the room and they found it and offered to send it back to me which is greatly appreciated. I would choose to stay here again in a heartbeat.

    Close to the station, yet quiet. We had a great 2- nights' stay. The room was very cozy and clean, with many thoughtful details (various different kinds of tea provided, e.g.). The bathroom was also clean, with a regular handheld showerhead in addition to the ubiquitous rain showers, which we much appreciated. Staff were fantastic - an excellent laundry service provided despite our very limited turnaround time, and we were able to store our luggage and were welcomed to sit in the guest lounge after checkout until our Sleeper train. Thank you!

    silly one , could have done with to a step to reach toilet our feet just hang , short people, our room could have been aired better

    all food had lovely flavours love haggis instead of black pudding fluffly towels and crisp sheet, comfortable bed fresh milk if you ask for it great location for Trams staff very helpful and obliging

    The kettle wire was very short and difficult to place where it could boil .

    Our room was beautiful the bed and pillows were very comfortable .Staff were very pleasant , friendly and helpful .A plentiful supply of hot water for the beautiful roll top bath

    We booked two twin rooms as we were coming to Edinburgh to see the musical Hamilton. Rooms were spotless and staff very friendly and welcoming. It was a great location as within easy walking distance of St James Centre and Waverley train station

    We were on the top floor Room 7 which has a low slopping roof but other than that all was good and I think the low ceiling was reflected in the price £90.

    Property was clean, well presented and great location for exploring Edinburgh

    Cleanliness left a little to be desired, bins unchanged & toilet was very dirty. Also Milk not kept in fridge so couldn’t use it.

    Amazing old building, rooms were really spacious with great bathrooms.

    Our room was quite close to the kitchens, making it a bit noisy in the mornings.

    A lovely historical hotel close to city centre

    It felt like the hotel was a little tired looking. A lot of the paint was coming off and some of the woodwork was slightly damaged, which was a bit of a shame concidering the beatiful detailing of the woodwork, walls and ceilings. The carpet in the room wasn't very clean. The door lock seemed a little flimsy and the plug socket next to the tea tray wasn't working.

    Staff were very helpful and accommodating. Breakfast was excellent. Amazing service. The historical details of the hotel. A beautiful example of the late Georgian architecture. Lovely interior design. Great location walking distance to the city centre and the train station.
