There are some pretty villages around in this area.

There are some pretty villages around in this area. Also, of course, Rutland Water is a great attraction, with walks, cycle rides and many water activities. Oakham itself has the remains of a castle with a tearoom.

A great town with a selection of shops covering so many things, deli, shoes, crafts, etc. Made a change to visit somewhere that still feels like a typical English market town. The art exhibition and the pottery in Victoria Hall was exceptional. The Wisteria Hotel was very comfortable and the food in the restaurant most enjoyable. My highlight was visiting Barnsdale Gardens, been waiting at least 10 years to do it, but a special anniversary made it a great place to celebrate. Will certainly try to visit the area again.

The location is absolutely breathtaking. It is what I would call a resort hotel where there is enough to do that you need not venture off site. I found the hotel and all communal areas were immaculate. There is a beautiful design to the interiors. Breakfast was a good offering with plenty to fill you for the day. I found the staff to be excellent. I'm afraid my expectations of staff in the UK to be generally poor so it is always pleasant when you find it closer to Dubai standards.

Beautiful house in a very small village but not far from restaurants and sightseeing locations. The room was clean and beautiful and cozy, the bathroom clean and quite large. Our host provided all the things we could have needed. She was so welcoming friendly and helpful. The area had beautiful scenery it was a very relaxing and quiet evening. We only stayed one night but hope to return again soon.

The food we had for dinner was really tasty, and served promptly, and with a smile. Our room was very warm and the bed very comfortable.Tea and coffee provided, and the use of a kettle as well as coffee maker. Bar area and dining area a little cold, but it was very cold outside! All in all we enjoyed our stay, and would stay again.

quirky town centre hotel, excellent service and price, as said by others tired in communal areas and rooms with creaky floorboards, gurgling baths when using sink etc, but cleanliness in room excellent, bedding clean etc, breakfast great choice, fab coffee, evening food good too! added to the central location! everything was a short walkaway! great price, will return.

The location is great. The village of Hambleton is beautiful and well located in the middle of Rutland Water. Hambleton Hall is very close and well worth a visit. The pub areas are varied and welcoming, from old nooks with fireplaces to a very nice modern dining room. Oakham is easily reachable, and is a sweet town with good restaurant / pub choices.

Lovely quiet location , within walking distance of shops, pubs and restaurants but also quiet walks. Lovely outside space to sit when the weather was nice and ample space for a family with growing teenagers to share. Well placed for Rutland Water but also ideally located to visit nearby cities and towns.

We were able to contact Tracey easily to access the property and for other queries. She always answered emails promptly. It was well located for Rutland Water and surrounding towns/villages. The property was bright and airy, spacious enough for 3 people and well resourced.

as soon as you walk in the door it’s excellent. the only issue inside is I prefer a higher water pressure when I am taking a shower. best thing was the air conditioning, I was there during a heat wave and all of travel buddies complained about the hotels not having air.

Breakfast was not provided. Was it supposed to have been? This was not a hotel. It was just "rooms" that were difficult to find. I received no instructions on how to get into the room. The room was cold with no way of activating the radiator.
