There are easy access USB sockets in the kitchen if you need to work or charge phones. You can use the utensils, pans and crockery. There is an induction ring, kettle, small fridge and microwave. The property is perfectly placed for easy access on major roads A23 and A27 to the north, east and west of Sussex, situated near Sussex and Brighton Universities in the village of Patcham. Preston Park is 10 minutes on the frequent bus. The village shops are 5 minutes walk down the hill, and larger supermarkets 15 minutes' walk away. An Uber can whisk you to the city centre in 15-20 minutes, a bus takes 5 minutes longer.

Easy access to the city centre, pebble beach, and the countryside means Patcham in North Brighton is perfectly placed to enjoy the area with its excellent transport links. It's on major roads to the north, east and west of Sussex. The village shops include a Co-op - 8 minutes walk down the hill, and larger supermarkets, Asda, Sainsbury, M&S, 15 minutes' walk through the nature reserve. The house is 10 minutes' drive from Sussex University. Preston Park is 10 minutes on the frequent bus. There is free on road parking nearby, and the frequent bus service into the City stops at the top and bottom of the road. It's 20 minutes by bus or by cycle to the city and an Uber or taxi should get you home from the centre in about 20 minutes. The property is perfectly located near the South Downs for walking excursions, and near the A27 and A23 intersection for easy road access. Gatwick airport is only 30 minutes' drive by coach and the Patcham stop takes 12 minutes walk. Quieter beaches are 20 minutes' drive away at Shoreham Beach. You may even find a patch of sand there! Take the bus into Brighton and paddle on the pebbled beach between the piers, or head into genteel Hove
