Use the brick garden stairway (7 steps) and follow the short lakeside path of pavers (about 80 walking steps) to your private beach which is nicely secluded and sandy with mossy banks. It is shielded from view of our deck and the neighbor on the other side is a good distance away. Plenty of sun and shade all day and lots of privacy. The property has 550 feet of frontage overall. Lots of wildlife and excellent fishing. Water bottom is sandy and gradual. Beach path crosses main house yard. 3 kayaks, canoe, pedalboat, rowboat, lifejackets, floats, firepit with wood, screen canopy, picnic tables, a propane grill, a weber charcoal grill, chairs, large yard with badminton and volleyball net are all for your personal use. Porch is seasonal with a cot. Full kitchen with small sink. You have the lower boathouse to yourself (just note that part of it is used for our seasonal and outdoor storage). There are white boat chairs and all of the floats and toys on the right as you enter are for your use. It has screened doors. Bedrooms both have curtain doors and partition walls as pictured. The ceiling over the living room and bedrooms is open for efficient heating and cooling. Most guests find it cozy but if you prefer maximum privacy and quiet it may not be your cup of tea. Living room has a pull out sofa. There is a pack and play and booster high chair with food tray. Variety of books, games and toys. Water is shallow, but great for swimming for everyone. We are next door and on hand if you need anything but we try to give you your space and privacy and make you feel at home. Little Loon Cottage is close to many Lakes region attractions and a great place for day trips to the mountains. Lots of great restaurants pubs and wineries nearby. Franklin Falls for excellent mountain biking and northern rail trail directly across the road for an easy hike. Whitewater park in town along with bike rentals, kayak and paddle board rentals and more. Thanks for looking!

One of us are usually here so if you have a question or request at any point we are available. The cottage is quite close to the main house so we take steps to ensure guest privacy there and at the waterfront, such as privacy drapes on the house windows and exterior bamboo shade by the guest awning and dining area against main house. As our guest’s only neighbor we generally assume you prefer to be left to your own devices and make yourselves at home, while being promptly available if you have a question, need assistance or just want to chat.

20 minutes to Highland mountain bike park, kayaking and whitewater rafting through our own first whitewater park in New England. Excellent fishing, lake is stocked. Lots of loons and eagles too!
