The surroundings, the pools (there are 2: with cold and heated, both with amazing views), people, everything!!!!

Very kind and friendly staff. They waited for us after check in hours. The farm is in such a beautiful place. Olive trees all around, even the pool. The view from it is so relaxing. Breakfast is very good and rich enough too. And there are good hiking pathes near. One of the places i put in my list "need to come back". Grazie mille!

Wonderful place, with amazing views from the terrace. Cozy small pool with clean and fresh water. Outstanding friendly staff, especially with Romina, who made a wonderful dinner, whick my kids keep talking about until now. Would love to come back!

The apartment was very big with 2 good-sized bedrooms and 2 bathrooms and a large dining and lounge area. It had most things we needed for a 5 night partial self catering stay. Most of all, the owner and his daughters were extremely helpful and checked that we had everything we needed. We would definitely return to this apartment and the beautiful town of Spello. We booked this quite quickly and almost by chance, without really knowing what to expect! But arriving there felt like stepping into a scene from Bridgerton. The house is full of history, charm, and incredible style, with beautiful details everywhere you look. It has a timeless elegance that made our stay feel really special and unforgettable. More than just accommodation, it felt like an experience. We absolutely loved it and would happily come back again.

Lovely rural and scenic location close to Montefalco. Great food and wine. The pool was clean and a wonderful relief to the hot days. The room had a good air conditioner and we could sleep in peace.

We vistited Umbria and used Foligno as our base. The hotel was perfectly located. The railway station is less than 5 minutes walk away and Flixbus arrivals and departures are just across the street. The hotel is located at the edge of the old town which was easily accessed. The staff were wonderful and helped me a lot when I fell ill early in our stay. Parking is free and is located in an underground car park (first come first served) which was perfect. Otherwise there seemed to be some parking close by. We hired a car locally and it was less than 5 min drive onto the superstrada which takes you to all the local towns. Breakfast was OK and the coffee was good but depending on when you arrive, some items may need to be replenished. We were in a room facing the front and we didnt notice any noise.

The hotel is impeccable, breakfast is always interesting and unbelievably tasty, staff are always helpful, friendly and approachable (big thanks to Carlo Maria at the reception for all the advice and help with the luggage, his smile and warm professionalism made us feel at home, and to Berta and Giorgio who made sure we had everything we needed every morning at the breakfast ❤️), rooms are cleaned daily, pool is refreshing and the deck is perfect for sunbathing and enjoying the sounds of nature. Nights are not hot so a good night's rest is guaranteed, but it might get loud on the weekends when there are garden dinner parties (nothing a pair of earplugs can't solve). We will definitely be coming again!

Everything was perfect... central location overlooking the main historic square from the balcony; a charming and ever helpful hostess who did everything possible to make your stay memorable; a beautifully appointed apartment with everything you needed and more. Luxurious. It is within easy walking distance of all the sights and the train or bus station, although Francesca picked me up at the station and drove me back when departing as it was raining a bit.

The location is straight to the historical center. The point is that if you own a car there is a little charge to consider due to the public parking 500m far from the place.
