The Hotel is nicely laid out. The Main Entrance is into a 19th century Italian Home and the Guest Rooms mostly in an L-Shape around the swimming Pool. The Rooms are airconditioned. The bed was firm and very comfortable. The Pillows were not those weird square ones that you get in Austria, but normal, rectangular pillows and sufficiently firm. The Buffet Breakfasts were outstanding - a real treat. So it the pool. The Family who own and run the Hotel do an excellent job and the wife who looks after Reception from around 6am to Lunchtime was super helpful. Nothing was too much of a trouble for her: advising about local Restaurants serving authentic Friulian Dishes and make the necessary reservations, as well as finding a Physiotherapist and booking an Appointment. Excellent service.

In general, excellent hotel for one night stand when you travelling across Italy or from Italy to Austria and beyond.. Not in the city center, very good location - just right on the road. Restaurant is excellent! View is just amazing! Inside garden when you can have breakfast or just sit in front of your room - peaceful, calmful. Apartments itself are good, nice rooms, equipped by oven and other staff (didn't use it).

The Villa , the family room above the 24h swimming pool, that we all enjoyed after a long trip. No restaurant, but a decent European breakfast. Very nice staff. Bought some nice wine from the owner wineyard.
