Would be great if breakfast would be available and already included in a price. It's a lot nicer to have breakfast in a hotel before starting to explore surroundings.

It's a very well maintained hotel, with the owners really trying it to be cousy as it can be. Very clean and pretty, smell inside was really good. In a walking dustance to all pubs, city centres, and other attractions.

There were three steps going down from our bedroom to the bathroom. Not a problem for us, but may be for others, especially during the night.

Xia and Ivy were great in answering our questions in a timely manner before we arrived. In addition, they assisted us with questions concerning transportation and dinner once we were there. Breakfast was very good, and the room was spacious and clean. Location was convenient to grab a bus to go into town.

Busy road in front of the hotel. Small bathroom. Squeaky stairs - we could hear other guests coming or leaving their rooms.

Friendly owners. Clean and comfortable room overlooking the garden. Great location to explore Edinburgh.

There was nothing we did not like.

The owners were extremely welcoming and friendly. The breakfasts were excellent and the owner cooked us something quickly on our last morning as we had to leave early for an early flight. The room was quiet, spotlessly clean and very comfortable.

Absolutely beautiful! Very homely and comfortable. Ivy and Xie were so welcoming and helpful. Breakfast was great to fill up before a big day sightseeing. Highly recommended and a great way to support local business.

No negative comments and happy to report that the hosts have thought of all reasonable queries regarding their guests stay and politely stated in the information pack what they expect from them.

Good breakfast choices and very responsive to requests for any extras. Very open and friendly hosts. Room was very comfortable and clean and, like the rest of the property well furnished and decorated. Free car park during our stay was very convenient.

The play-off between noise from the street and ventilation. Aircon is relatively uncommon in UK / Europe, so opening a window is the primary method of getting some air moving. In room 1, facing the street, that also means traffic noise. 08:00 breakfast start. Most mornings I was off, out doing things by 08:00. Still, on my last morning ... waiting for a cab ... Xian did make me some coffee and toast. My room was a single, possibly the only one, and it was rather cozy.

Good location. It's walkable, but not super-easy with heavy bags, from the station. There's a bus stop barely 50m down the street. Nice dining room and great breakfasts.

We had a wonderful 1-week stay at Gladstone House! Our hosts, Xia and Ivy, were very kind and helpful. Breakfast was beautifully prepared and delicious, served in a lovely dining room to classical music. The bed was so comfortable, and the bathroom was completely updated with lots of hot water and good water pressure. It was a quaint, historic home with stained glass windows and lots of charm. The location was convenient to restaurants, Old Town, and Craigmiller Castle. Would highly recommend.

Our only problem was a slow internet connection, but due to our schedule, this wasn't really a concern.

This is a lovely small Bed and Breakfast with wonderful hosts. The place is spotless and the room and ensuite are comfortable. There are several options for a warm breakfast as well as a nice selection of cereal, yoghurt, fruit etc. It is a great location for visiting students at Pollock Halls!

The host was verte arm and accommodating. He made us feel at home and settled. We also lost our luggage (beware if you’re travelling with Checkin luggage) and he was quite accommodating with our predicament and very supportive of what we needed.

Very clean, comfortable and quite. A little expensive but the room was large and very comfortable. The staff are lovely and friendly. Breakfast was good and the guest house is only a short walk into the city.

Friendly and attentive hosts. The room was spotless, a good size and well presented. The toiletries and tea tray were topped up daily. Breakfast was delicious and plentiful. Situated on good bus route into the city. Lovely view of Arthur's Seat from our room.
