First of all this a typical bread & break fast kind of property, no one lives there or will be there to receive you. if you have more t han 2 bags be prepared to become HEMAN and lift those to the rooms. the room we were staying in had water issue, if your next door room occupant uses water, you won't have it... while taking shower, the water goes on & off if some one in other room uses it. everything else is good & the care taker lady demands money right away when she comes with breakfast even though you are staying more than a night...

The Property is good & well Maintained, if you want to stay out of crown & yet near the main attraction, this is very good option as the Colosseum is just about 6 to 8 min walking.

Very nice hotel, great location just near the Colosseum.Great staff, we enjoyed so much meeting Ana, a wonderful, helpful and hard working person.She was a great help.Also the mister that helped us with transfer to the airport, very friendly. "Breakfast was a little less than desirable as it's a cookie and bread sealed in a package but there are several cute places around the corner to fill your appetite and grab an espresso. I had a larger luggage that was a bit heavy for my size (25lbs) so it was a bit hard to climb up the stairs. Once in Dorma, no complaints as it's quite beautiful and a perfect location!

The staff was absolutely wonderful and the queen bedroom was stunning!

Delicious breakfast, prepared by Mrs Anna. Very clean, safe and quiet. Mrs Anna is really nice and kind (molto gentile); our little daughter loved her. Easy access to Rome's historic places, such as the Colosseum. We will be back for sure.

The keys gave us a bit of trouble - 3 sets to get to our apartment, but we always figured it out.

Anna our hostess was fantastic! Very helpful and accommodating. Breakfast was simple - croissants and coffee/espresso. Location is the best. Literally you see the Colosseum from the street!

The location of the accommodation is outstanding, only about 250m from the Colosseum. Everything was clean and in a good shape. Anna was very helpful and took great care of us. Breakfast was pleasant (coffee, croissant, toast, jam, Nutella, butter, biscuit). AC in the was very useful and worked great. Although in the centre of Rome, very quiet during the night.

The toilet had a disturbing noise

Anna was so lovely and caring she also proposed to keep us the luggage inside the room, since it was not booked for the day. The location is Perfect, few steps from the colosseum, definitely worth the money.

This is not your typical hotel that you would find in the US. The amenities are there but just not very high end. If you are looking for more of a hotel-like setting with larger bathrooms, this place is not for you. I forgot to mention that the air conditioner did not work. We were fine with it because we really felt that we were in Italy!

The location cannot be beat. It is literally in walking distance to all of the sites that one would want to see. Anna is so helpful, she greeted us upon arrival and made sure that all of our needs were met. Fabrizio was really good at communicating with me via text. I would recommend this place. It is very quaint.

The only issue we had was when we had to pay the city tax. Booking advised we’d be charged 3.50/person/night and there were 4 of us. We had to pay double at 7 euro/person/night which was a bit of a shock and which we paid but I asked for information to check it was correct. I was told it would be sent by a colleague which it wasn’t. I messaged and got a call back and told that it had gone up in January. He suggested I check with booking which I did who again said it was 3.50. Trying to do some research I found a document with lots of categories of property to suggest it went up in October 2023 but I didn’t know what category the property was in. He still said he would send the information which I’d receive the next day which I didn’t. I checked another site and hotel.com state 6 euro/person will be due so I still don’t know what was correct. This could have been cleared up if there was some official information in reception and a link to an official Rome site

Being a solo traveller I would have liked to have the chance to see and speak to staff more. Breakfast in the room, however delicious, was a little isolating.

Perfect location! Colosseum right outside the gates, metro station within 2 minutes walk. Bars and restaurants in walking distance. The lady that brought breakfast was very polite and attentive. She noticed I really enjoyed the croissants and brought me an extra one the next morning! The room was basic but incredibly clean equipped with a mini bar, ac and a really good shower. The location alone makes this place an incredible choice for very reasonable prices!

Breakfast not included even though we paid for it. Receptionist told us the regular cleaner was on vacation and she normally served the breakfast. Only compensation was we weren’t charged the city tax but at 3.5 euro/day this would not buy us breakfast in Rome! Check in was difficult. Receptionist was abrupt and said I had not given our arrival time to him but I did! Wifi not reliable. Shower door broken. No coffee/tea making facilities in the room even though they were advertised.

Close to the Metro and Colosseum. Good bed. Welcome air conditioning!

We expected a "Hotel", what we got was a B and B room with no breakfast. If a cleaner wasn't on site we would not have know who to contact to get in the building. When he did arrive he was friendly but in an obvious hurry to just get us in the room and leave. Fortunately the room was clean and comfortable but the whole process left us feeling vulnerable in an alley in Rome. We would never had booked this "Hotel" had we known it was not a hotel and that it was just a room in an alley.

Never got the "free breakfast" that they advertised. we were told the lady who prepares the breakfast was on holidays and that we could grab a bite to eat at one of the local restaurants and that because we weren't charged the VAT fee, it all worked out. however, we did pay the fee and for our breakfast. Power kept going out and we had to call for management to flip the switch finally he just showed my husband how to do it so my husband was "in charge" of restoring the power to the other guests as well. Check is at 2pm and if you show up early, they will make you wait outside and not offer to even drop your luggage off. there is no one there to ask questions- you must call or text and then wait for him to come. would have been nice to know breakfast wasn't being provided in advance.

The location was phenomenal! You could see a beautiful view of the Colosseum at the end of the block. The room was fine and you're getting what you pay for -- just a room and a bathroom (the common spaces in some of the photos aren't for hanging out in, just for walking through to get to your room). I was there with 3 people total so was a little tight, but 1 or 2 would be perfect! Breakfast and coffee delivery was a nice way to start the day. They do knock on your door to deliver it which woke us up, so just be prepared for that :)
