An outstanding place and Franky was extremely friendly. He allowed me to keep my Motorbike in his private garage. I did not have breakfast, however I have no doubt that it would of been first class

Perfect stay, great location, so easy for walking into town, menen gate, the ramparts are just opposite the property. Very clean and comfortable. Host spoke perfect English and was so helpful and kind.

This is the best B&B I've been to in Ieper. Clean, good location and the most comfortable bed ever. Also the host is very nice and helpful :) I'd definetly stay here again given the chance. 10/10

Quite a few stairs to access rooms

A super small B&B. Exceptionally friendly host who did everything to make our stay a great one. The rooms are lovely and comfortable and breakfast is delicious with fresh bread bought each day.

This is a lovely B&B, centrally located in Ieper - only 10 minutes walk from downtown and the Menin Gate. Parking available. The room is very well appointed, the bed is comfy, and the air conditioning works! We did not include breakfast in our stay so I can’t comment on that. Everything is very clean and neat! There is a narrow staircase to negotiate, but we had no trouble. Franky is a wonderful host, who was available to help with restaurant suggestions and sightseeing options. Ieper is a beautiful city that is well worth a visit!

The stairs are very narrow. No problem for me but could be difficult with bug luggage

For us nothing really we are in our mid sixty's and active but someone that isn't may have problems with the stairs as they were quite steep.

The owner of the property, absolutely top man he was not in your face but he was there if you needed anything, nothing was too much trouble. We arrived on two motorcycles he let us store them in his garage. Location was just a ten minute walk to the center property was spotlessly clean, this was the first place in two weeks that had tea and coffee making facilities in the room. Breakfast was very good.

Lovely guest house just inside the city walls. Had the top floor suite. It was spacious, modern, clean and well equipped. Blackout blinds ensured a good sleep along with the very comfortable bed. Plentiful continental breakfast. Franky the host was very helpful.

Another wonderful stay at Frankie's place. Set a few minutes walk from the centre of Ypres on a quiet back street this is the perfect place to stay in and explore the area around Ypres.

Excellent!! Franky is obviously hard working and dedicated. The accommodation is in excellent order and spotlessly clean, also being able to park in a secure garage (Motorcycle) gave great peace of mind. First class breakfast with fresh food every day, I really can't speak highly enough of the whole experience. Just far enough from the square for a peaceful night but well within walking distance to fully appreciate the town on foot and what a beautiful town it is. Many thanks Franky, will recommend and will hopefully see you again.

Owner was very friendly and helpful. Gave us info regarding the area and where things were. Room was on top floor of the building very clean and well appointed, only downside was bathroom was a separate entity though there were no other rooms on the same level.
