The room I had needs a refreshioning. Wall coverings are starting to peel. Ventilation in the rooms should be better.

The neighborhood is great. Quiet residential with an exceptional small grocery store feet from the hotel.

We were above the exit where people smoked - it wasn’t too bad but we noticed smoking was permitted on all the balconies .

The room was very warm and only had a small window (which we didn't want to open much at night because the smoke from the guests smoking at the outdoor seating of the restaurant downstairs would drift up). That is only an issue on that one corner of the hotel though.

Ideal location for the marathon (short walk along pedestrian path to Olympiastadium). Convenient to have a supermarket literally outside and both subway and tram stops nearby. The small kitchen was also handy. The staff were very helpful and quick to arrange a handyman to come and fix our bathroom sink (fixed within 30 minutes of reporting). An air cooling fan was provided too. Quiet residential area.

There is a construction site directly at the back of the hotel and it looks straight into people’s rooms - port a loos and everything. The balconies of the next door room are so close to your window that it’s like the person on the balcony is standing in your room, next to your bes. Their cigarette smoke blows directly into your face so you can’t open a window.

There was no AC, so we opened the windows, but without a wind room haven’t been cooling much. We were sleeping with an open window and at 7 am noisy construction work started on the street. I guess it’s temporary but nevertheless.

The rooms are very hot even when it isn't that warm outside. There is a supermarket next door and you are woken up at 6am with deliveries. Then the guests start waking up and more noise commences.

The bed sheet material wasn't great for me. Although it was very clean.

The balcony was very nice. Good bathroom and a tiny kitchen which is more than enough. Also the restaurant downstairs was fantastic.

Air-conditioning would have been nice - fortunately the weather wasn't too hot...

This is a really nice hotel in a very quiet residential location, but with an U-bahn station within a short walk that is only 4 stops from the Munich main railway station. Everything about the hotel is great, apart from a lack of air-conditioning - although this lack of aircon is not unusual for Munich hotels. However this can make it quite hot for sleeping for those of us from cooler climates (e.g. Scotland). A fan is provided which does help. There is a small kitchenette and 2 330ml bottles of beer are provided in the fridge each day, which is a nice touch, also 2 small squares of chocolate. My room had a balcony that overlooked the restaurant / beer garden which was a nice place to sit. The beer garden closed at about 10pm so no problems with noise for sleeping.

The receptionist was super friendly, the area around is beautiful and green and the proximity to the stadium is optimal for concerts- made going to Olympiapark super easy by foot, just 15-20 minutes until on our seats.
