Amazing beach view

The only small negative was the unnecessary and mouldy shower curtain.

There are only 3 rooms in this small guesthouse right on busy Unawatuna beach. Each has a direct sea view and the balconies are great for watching all the activities in the sea and on the beach. Breakfast is generous with nice bread and a fruit cocktail as well as eggs. We asked for a kettle and a brand new one was provided. The staff were keen to please. There are 6 allocated sunbeds with umbrellas on the beach for Little Villa guests, which was much appreciated.

What we didn't enjoy was the nighttime noise from the beach clubs, particularly on weekends, lasting until 4-5 in the morning

The location is excellent, featuring a beautiful balcony with a sea view, conveniently situated near restaurants!

One night was very noisy with a beach party until past 3AM. (Weekend). We bought ear plugs and this helped when it was noisy on another evening. The loud music was not under the control of the owner and it kind of goes with the territory. The room was a little small but the bed was big and had mosquito nets. The room fan could do with an upgrade.

The location. Maybe the best view of all the places on the beach. Very convenient for walking out of your room and into the sea in your swimming gear. Great balcony. A/C worked well. The security was very good as the owner or a member of staff was always present and your keys are kept at reception when you go out.

Water pressure in shower not great I had booked this accommodation then cancel was going elsewhere cheaper I then found this accommodation at a later date for $80 cheaper so rebooked When it came time to pay owner only had original booking at dearer price I showed him my booking number which was the new one with new price He kept saying I only have originally booking so had to pay the higher price which annoyed me If I hadn't of turned up he wouldn't have been able to get any $$ as the booking he had was cancelled, that would have been interesting for him

We had arrived from India & the moment I got to the entrance it was superb...the view straight thru to the beach was magic We had the top floor & view 180° along the beach Lots of great restaurants near by Housekeeping didn't attend to room fir 3 night we were there, bought our own rubbish down but ran out of toilet paper & needed to ask a few times before getting any Breakfast made fresh daily but it's vegetarian no bacon & eggs for breakfast here unfortunately Bed was comfy

I was leaving the hotel at night, they checked the mini bar. We used just the water( which every hotel has to put for free every day) they charged us for 600 rupees( 3 bottles of water). Although we did not have the breakfast for last day.

The location and the view from the balcony is the best one in that area. The room was clean, I liked the breakfast.

After booking via booking.com the hotel raised the price by 25% ! Despite chatting with bookong.com, there was no chance: either take it or leave it... 🙁 Frustrating.

Smallest Hotel ever with 3 (three) rooms only, directly at the beach. good location. Froendly personell.

Nothing really, except being asked to leave our key every time we left our room. Also, though it isn't the hotel, it is sort of connected - Black and White restaurant - isn't that good compared to other places we found an easy walk away.

Location right on the nicer end of the beach for swimming and with your balcony overlooking it, it was perfect! Not far to stroll to ATM and minimarkets. We had our own sunbeds and towels. Room was fine and clean, bed comfortable, AC and mini fridge. Bathroom could be updated but was good too. Breakfast was good but the same every day. WiFi was fine.

The top of the bed wasnt so clean. The views wasnt really same as we thought, well... Was beds and chairs+tables just down of.the place. Not big bad things, but we like to say all :)

The Direct way to the beach, and fridge With same drinks options (what u have to pay For It) like tónic, water, beer... And ices :) Nice Sri Lanka omelet &bread, not many options like in another places, but Also enough. Diving place just Next to them, really nice people. I tried first time and i loved It.

We booked 5 nights in top floor and ended up having 1 night in bottom floor and other nights in middle floor. Some days beach chairs were given to some horrible russian lady.

The restaurant downstairs has music on until about midnight every night.

The location, right on the beach, is stunning. You’re also very close to multiple restaurants, spas and other shops and cafés. The owner is really nice and does everything to make your stay the most comfortable possible.

Amazing location, right on the beach. You even have your own sun loungers right on the beach that you can use all day for free. The sunsets are amazing to watch every night.

The rooms are clean, have enough space to put clothes and bags and are beautiful. The view from the balcony is really nice. The staff is really friendly, helpful and welcoming. The breakfast was also really good. The location is good, it’s a 15 min walk from the city center if you walk on the road. On the beach it may be a shorter walk.

Extra loud sound pollution from neighbors (they call it music) from 9.00 pm to midnight. Prepare ear buds or whatever.

The view from balcony of top floor is the best we had during all our trip in Sri Lanka. Room was charming and bed is really confortable. We kept balcony’s door always open and there were no mosquitos. Ocean breeze is much better then AC.

The place is a bit worn down, probably didn't open last year, there is a bit of mold on the walls. A bit pricey for what you get in the end. We had an issue with our AC which took two days to resolve. The room is rather small - half of it is being taken by bed. We had just two towels. A bit further from the main area, it's only possible to get to Unawatuna's main street via the beach. Only one UK plug in the room. And no universal ones.

Nice villa with just 3 rooms in a colonial style. View is amazing. Very nice furniture, especially the bed. Owners were mostly helpful. The Black & White restaurant was closed, so owners were cooking the breakfast for us. Very tasty fruit salads! WiFi was good, 30 mbps for download and 3 for upload. Hot water.

The staff were pleasant enough until you have an issue then it’s your fault and nothing they can do. I had no internet the entire time I was there, on checkout I asked for my 2,600 LKR minibar bill to be free to make it up to me as I had to spend 15,000 LKR on mobile data for the entire stay as I’m working. They refused so the owner yelled at me down the phone and seemed like a very unpleasant character. Even the staff dealing with my checkout agreed it’s annoying and would be fair as they couldn’t see any Wi-Fi connections a available on my phone, but they let me know if they do that without his permission the female receptionist would get in trouble. Stay away!
