Read more– opens a dialog boxEach review score is between 1–10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We're currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate "subscores" in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money, and free Wifi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

AustraliaWe loved our stay Chez Hiep. Hueng and her husband were super friendly and very welcoming. The facilities were very clean and the house in a perfect location to relax directly on the rice fields. We were originally going to stay only one night but decided to stay an extra one, that’s how much we loved it!

NetherlandsIts more a Vietnam thing but the beds were a bit harder than we like.
The most amazing family, so kind and they were always assisting us in any way possible. Breakfast was extensive and tasty. The pool has a great view overlooking the riece fields, so it is a calm place whilst just a few minutes walk or bike (free available) ride away from the busy street of Tam Coc. Best place we have stayed in Vietnam!

United KingdomReally we couldn't fault the homestay and it was one of our favourite bookings of the entire holiday.
The family went above and beyond to make our stay comfortable, very welcoming and very hospitable. The location is really close to the central hub of Tam Coc making it super easy to get around although the Homestay do offer free use of their bikes.

Perfect little piece of heaven in the middle of the rice fields. The room is spacious and clean and the staff was incredibly helpful and nice. The diner was excellent and the bungalows perfectly located. The pool is big and clean and adds a cherry on the cake!

VietnamNoisy at night - dogs barking in the neighborhood. The house lacked a hanger at the entrance or at least a hook on the wall for outerwear.
Very friendly hosts. The location of the homestay is gorgeous, you can walk to the center, near rice fields.

CanadaIt was perfect!
Warm welcome in French by the staff. Quiet, clean, well equiped. Breakfast was plentiful and delicious. We also had dinner with 5 different plates to share that was delicious as well. Hiep also provided us with bikes for free. All main sites are reachable by bike from there on beautiful paths in between the rice paddies and rocks. The location is great, 5 min walk to many coffee shops and restaurants. Great value for the price.

Very comfy stay here during our 3 days in Ninh Binh. Made us feel at home. Just a 5 min walk away from the busy street with the restaurant. Pool is nice to relax at/in in the afternoon. Bikes were free to take. Motorbike for rent. Breakfast was great, complete breakfast with toast, eggs, muffins, fruits, yoghurt, coffee/tea/hot chocolate. Very comfy bed! Would book again!

NetherlandsSuper friendly staff (and dog). We liked the breakfast, lots of fresh fruits. You can also ask for pho if you don’t want western breakfast. Great location, with view of paddy fields and close to city center by the free bikes. Free water every day as well. Clean rooms, good shower, comfortable beds.

AustraliaThe Western breakfast wasn't to my taste but many may enjoy the abundant eggs, toast, fruit, Muffins. Bathroom smelt a bit funky but I guess that's the plumbing here...
Great checkin with drink & fresh fruit. Sweet staff Beautiful location with view of rice field. Room nicely decorated (love the tiles) & comfy bed. Loan bikes had their quirks but survived 40+ km ride. Pho for breakfast was delicious. Pool was clean.

The homestay is super great, have visited here 3 times and this is the best homestay in Tam Coc The view, the room is excellent, equal to the 4 or 5 star hotel, there are many trees and flower. Our room have balcony and we can do some workout there, can eat there or just sit and see the sky We feel the warm welcome and feel like home, the host is super nice and we love the dog too. We bring the dog and they are allowed her to stay. The breakfast is so good, cannot find any words to describe the great experience here, just want to stay more next time .

FranceRoom was not available at checkin time. When we came back from our activities host was not there so we waited again to get our room. Scooter was not in great shape for the price (no mirror, no lights, speed counter not working, and helmet without a glass protection for the eyes).
Family was very kind. Room was beautiful, and in general the place is very nice. The bikes were free to rent. Breakfast was very copious and good. They helped us book the taxibus to Hanoi airport. The place is well located.

AustraliaNo fridge or television but weren't necessary
Very nice swimming pool and it is definitely as good as it looks in the photos. Free bicycle hire and was also able to hire scooter which was very imodern. The breakfast was basic but nice and freshly cooked while you wait. I had a massage in my room and it was a very good massage. Great area in a slightly hidden location but not far out of town at all. Only a 5 minute walk or jump on a push bike.

GermanyAfter our review, the owner complained to us about our poor review score of 8 (yes, they were offended by an eight). He told us that a 4 or 5 star hotel would be more suitable for us... ehm ok? That's not professional and shows no drive for self-improvement. In light of this booking allowed us to revise our review and add this information. For context, we stayed at awesome homestays before in Vietnam and we chose Chez Hiep because of its exceptionally good reviews, so we had high expectations. These expectations were not met, maybe due to the language barrier. The family spoke French and Vietnamese but only little English. The owner, who spoke more English, was unfortunately not actively engaged in informing us (in other homestays we were showered with information and recommendations). So we felt a bit lost there and got all necessary information elsewhere. The communication with the host before our arrival was also a bit confusing (we wanted confirmation that late check-in is possible). Other then that, it's only minor things: bottled water in the room when arriving would be nice (as in other homestays. We got lots bottled water from them later during our stay), and the reception area at times seemed a bit messy. As stated, the place and the family is great, but for us, on a subjective level, it was just not enough for a 9 or 10 rating (no offense). Maybe if you speak french, you might have a more exceptional experience.
We had a good time at Chez Hiep, which is run by a lovely family. We arrived by night train from Hue and it was no problem to check in late. Breakfast was good (eggs, muffins, toast/bread, fresh fruits, fruit juice, tea and coffee). Our bungalow was really spacious and comfy, the pool was nice and clean (but a bit small with few deck chairs). The place felt more like a family-run hotel with bungalows than an actual homestay. Well functioning AC and WiFi, free bicycles for rent, free drinking water refill, and you get a map of the area. Quiet at night with the city center not too far away (10min by foot).
