The location is great, nearby there is a good breakfast spot that sells banh mi and coffee, and there is another small restaurant that has good buncha. The room was spotless, spacious, and beautifully decorated, with all the amenities I needed for a comfortable stay. The bed was incredibly cozy, and I slept like a dream.

Room is spacious, have a washing machine inside room to make laundry and it was a peaceful place to rest at night time. It's easy to contact owner via what's app and ask questions for motorbike, taxi for airport or anything else. You should consider to drive a motorbike if you want to save money on grab because the location is not in the center of the city (about 7-10 minutes) but for me it was exactly what I was looking for since I like to ride in Vietnam. Locals are fantastic too over there.
