The property is about a 7 min walk up to the old town and about 6 min walk from the train station. Very convenient.

The room overlooks a neat garden from which stairs lead to a bright room where a more than adequate breakfast is served. The owner Sabina is very nice, warm and informative, and she makes the cakes served at breakfast! She also sent all the relevant information on how to arrive at her property and for self check in along with a map of amazing Urbino within minutes of my booking. I recommend this place whole-heartedly without hesitation.
