Very clean and super easy to access

The staff were amazing so hospitable. The property has a bus right out the front and it is so easy to get in and out of town.

Very close to the city centre and the bus stop. Easy access for the check in and check out. Free breakfast and access to the kitchen all the time.

This place has old manor vibe and such a great location close to the center and also nature. Water of Leith path is within a walking distance same as Haymarket and Princess street. We really enjoyed our stay. Staff was friendly and very helpful. We did like our room. Big enough for 2 people. Would be great in summer as our room had the entrance to a small garden. Bathroom was renovated and shining with cleanliness.

The room was small, but had a bonus room of a breakfast nook which looked out to the garden. It had a table and chairs and gave more living space. There is plenty of storage space. Free tea in the room was nice. The room was quiet. The hotel was actually very quiet. The breakfast was good as well. Right on a bus line, which made it easy to grab a bus to head to anywhere.

Fairytale room, friendly and very helpfull staff and amazing location

Excellent breakfast. The omelettes on the menu are outstanding. Staff takes very good care of people with allergies. Rooms are beautiful and quiet. Slept very good and calm. Spacing at a football stadium is unique.

Clean, comfortable room. Breakfast was not included but it was very good. Vittoria at the bar gave us exceptional service and did a great job keeping up with a busy bar!

The location was ideal 1st stop on the orange express bus right beside Edinburgh zoo. Bus stop outside the door also had other buses into the city in 15 20 mins. Bathroom immaculate, room itself had 2 double beds that were very comfortable. I requested a quiet room away from restaurant area and was given a perfect spot. We opened the window in the morning and heard monkeys chattering from across the way in the zoo :-) but no noise during the night when the windows were closed. I turned on Air con unit working during the night with fan setting which wasn't loud but nice white noise for the children. Lovely stay and would definitely go back.

I was staying for 4 nights.Ladies from reception were super lovely and helpful (sadly i didn't get to remember names,i'm sorry) . Room was bigger than i expected and it was very beautiful. Bed was VERY COMFY,i wish i could have take mattres home haha. I find it nice that room had kettle and teas,you also have iron and ironing table if you need,hairdyer. TV was very big,you also have like desk which is perfect for working.In lobby you have free fruits and refreshments.There is also a restaurant but i didn't get chance to try it (hopefully next time) but people i spoke with said food was very good.Location of hotel is little bit outside centre but still not too far! Outside hotel is bus stations and buses are going like every 10-15 minutes but if you want to walk it's cca 45 minutes. If you go by Water of Leith walkway,you can go to Deans village in 30 mins. Next time i come,definitly looking forward to book this place again.

I would really recommend this hotel as the staff were friendly especially the cleaners who surprised us with our teddy. The location is great too as there is a bus stop right outside.

Excellent day excellent breakfast comfortable room, though a bit small view not spectacular great personnel, comfortable beds. Great shower all that equals a great day.
