At the time of check-in, tenants will receive the instructions.

The charming house is located in Pinheiros, one of the most coveted areas of the city, with 580m² of land and 250m² of built area, the place is the ideal space for a stay in São Paulo. It features four bedrooms, 43" Smart TVs, ultra-fast internet, work desk, sofa bed, fully equipped kitchen with Nespresso machine, dining table, full bathroom with hairdryer and bidet shower, washer-dryer machine, spacious backyard, barbecue grill, an amazing swimming pool, and parking space. • IMPORTANT RULES: • Smoking is not allowed in the apartment. • All tenants must provide a photo of an official document before check-in for pre-registration. • Visits are not allowed. • Quiet hours are from 10:00 PM to 8:00 AM. Please respect the neighbors. • Parties or events are not allowed on the property. • Pets are only allowed with payment of a Pet Fee of thirty reais per day per pet. • A security deposit of up to two thousand reais may be requested when making the reservation. • To maintain the excellent quality of the pool water, maintenance and cleaning are scheduled to occur on EVERY Tuesday and Friday between 9:30 and 11:00 am. The pool maintenance personnel will always enter through the back of the property, without accessing the interior of the residence, to perform the work WITHOUT PRIOR NOTICE. In case of refusal or request for rescheduling, a fee of two hundred and fifty reais will be MANDATORILY charged. • PLEASE REFER TO ADDITIONAL RENTAL RULES IN THE TEXT BELOW.

ADDITIONAL RULES: According to the Child and Adolescent Statute, individuals under 18 years of age must be accompanied by their parents or legal guardians. Documents for minors will also be required for legal verification. • The checkout time must be strictly adhered to. A fine equal to half a daily rate will be charged for delays up to 1 hour, and a fine of 2 daily rates for delays beyond 1 hour. • Smoking is not allowed in the apartment. A fine of 3 daily rates will be charged if this rule is violated. • All infractions are subject to fines and termination of the lease without any refund of payments made. • Any fine imposed by the condominium on the property during the rental period will be your responsibility to pay. • All documentation must be submitted no later than 10:45 PM on the day of check-in. If not submitted by this time, tenant entry will only be allowed the next day after 8:00 AM, and no refund will be provided. • Extensions of the reservation must be made by 5 PM the day before the check-out. After this time, the full cleaning fee will be charged again. • A deposit of up to two thousand reais may be requested when making the reservation and will be refunded within 7 business days after the property's departure. • Photos of food, drinks, and plants are for illustrative purposes only. • Pets are only allowed with payment of a Pet Fee of thirty reais per day per pet.
