Excellent location. I actually slept with the window ajar so I could hear the river. A lovely spacious and clean room. It was great to have a bath as so many establishments only provide showers. Excellent breakfast with friendly staff. I will definitely come again.

Nestled in the historic and picturesque harbour village of Lynmouth, the Lyn Valley Guest House enjoys a spectacular location. This beautiful area of North Devon offers a dramatic coastline, overlooked by the wild beauty of Exmoor National Park, the perfect base from which to enjoy a well-deserved break. Relax and enjoy the beautiful surroundings in one of our comfortable rooms, featuring everything you need for a luxurious break. Our rooms are furnished to an extremely high standard and all have spacious en-suite bathrooms, featuring full-sized baths and complimentary Cole & Lewis toiletries. All our rooms feature everything you need for a relaxing stay - and a few extra touches! Tea & coffee from local merchants Miles is provided, along with a decanter with a complimentary sherry nightcap. Our rooms also include a flat-screen TV, clock radio and hairdryer. Breakfast is included in all of our room rates - our delicious traditional full english breakfast is hearty enough to keep you going while you explore the lovely moors, or you can try one of our other options. A buffet with juices, cereal, fresh fruit and yoghurt is available just for guests.
The Lyn Valley Guest House is a small family business, run by mother and daughter team, Jeanne and Laura. Jeanne was the first to discover the lovely Lynmouth, and Laura, who was living in Australia at the time, was soon to follow and fall in love with the area while visiting. We took over the property in 2013, after the business had been closed for a number of years. We’ve loved building our business up, focusing on improving the B&B experience here – our guests are our number one priority, and we enjoy welcoming all our new and returning guests.
The Lyn Valley Guest House is nestled in the historic and picturesque village of Lynmouth, in the heart of beautiful Exmoor. The Guest House overlooks the meeting of the East Lyn & West Lyn rivers, and is situated just up the road from the lovely harbour.
