The rooms were immaculate and very comfortable Washroom as well We also enjoyed the delicious breakfast morning and loved the convenient location close to major attractions .

Extremely nice little hotel that locates so close to Nizwa old town and souq despite being so quiet at night. The room itself is very clean and spacious. The bed is big and comfortable. It offers free drinking bottled water too. We didn’t have breakfast in the hotel, but just within few mins walk you can find lots of cafe and restaurants. We will definitely stay in Etra Inn again if we come back to Nizwa!

The hospitality of the host Ahmed is exceptional. He communicated clear with us in advance of our arrival. Tea and cakes are ready when we arrived. We got to meet his kids. He gave us information of the nearby attractions. Room is clean, tidy with good wifi. The location is perfect with lots of activities to do around just outside of a busy Nizwa and Bahla.

A beautiful hotel, with fantastic aesthetics! I absolutely loved the rooms and decor. It was very spacious and served my family well. We loved the pool to dip in at the end of the day and especially the location as it was right in the heart of Nizwa, so close to the fort and souk. Our host was fantastic, really attentive and was on hand via WhatsApp to answer any questions. I would definitely stay again!

A wonderful place among palm trees where we can relax and disconnect. The host, Hamza, was very kind to us. He was always attentive to our needs and treated our little ones with great care. It was a pleasure to talk with Hamza.

We loved our stay here. It’s very well located to visit many beautiful places & there is a fantastic view all around from the roof top terraces. Our room was clean & comfortable & everything worked well. The staff are helpful & friendly & we really enjoyed the Omani breakfasts. The highlight was meeting the family who were so kind & hospitable. I can highly recommend staying here & will come back on our next visit. Thank you.

The decor is very cosy while keeping the room spacious and grand. The room looks exactly the same as in the listing's photos. We enjoyed a sunset and people watching from the terrace. Staff were friendly, helpful and very hospitable. Ahmed, the owner, even helped us to call a museum where we thought we'd lost something the day prior to our stay. His son, Yusef, sweetly gave us a goodbye gift as we checked out. The price was right for the experience.

This place is a a family-run business where you feel like a welcomed guest rather than just a visitor. The owners, a local Omani family, have been opening their home to travelers for three years, and they’ve created something really special. The property includes a villa available for rent, offering a cozy, home-like atmosphere. There’s no restaurant, but the villa has a fully equipped kitchen where guests can cook, and the host can provide breakfast if needed. The villa itself is new and well-kept, with only a few minor unfinished details (like some visible cables on the walls), but nothing that takes away from the experience. The best part? The garden. The owner has planted an incredible variety of trees, bushes, and flowers—some of which aren’t even native to the region—and many of them bear fruit. It’s a beautiful, peaceful space to relax. There are also two small pools, though it would have been nice to have separate towels for swimming (which they don’t provide). The place has a bit of a farm-like feel, with animals that are clearly well cared for. But what really makes this stay special is the hospitality. The owner is warm, welcoming, and truly makes you feel at home. If you prefer staying in a cozy, family-run place rather than a standard hotel, this is the perfect spot. For me, it’s the best accommodation in Nizwa—and maybe even in all of Oman
