I was in such a panic I accidentally booked the wrong night, and I wasn’t able to cancel my reservation/amend the booking without getting a refund or charged a fee so I ended up booking for 2 nights instead of 1

I needed to book last minute to stay an extra night due to an emergency and my boyfriend was in hospital unexpectedly. It was very close to the hospital, the shower was great and the bed was very comfortable

There was absolutely no staff. the place was not clean, the bed was basically broken. There was an extensive amount of mold in the bathroom shower.

the staff were friendly , although we didn't ask for anything apart from skimmed milk at breakfast and the girl did not understand what we were asking for . The radiator in the bathroom was rusty all over . The WIFI although free kept switching off so you had to keep logging on , but it worked fine . all in all it was a comfy place for us to sleep , NO nasty smells or anything unpleasent and not a bad price for near the city.

The bedroom and the bathroom could be spruced up a bit, it is looking a bit worn and the hair dryer was very hot.

The room was clean and the bed was comfortable. The border biscuits in the room were yummy. An excellent location for the city centre just a short bus ride away or a 45 min walk. The garden at the back of the hotel was vey nice, there were tables and chairs if you were staying in warmer weather you could sit outside. The continental breakfast had a good selection of things to choose from. The lady in the breakfast room was polite and helpful.

Poor first impression walking into hallway. Dirty, stained and ripped carpet, particularly on the stairs. My friend's room was stinking of a damp smell, smelling like dirty floor mops or dirty drains. Carpets generally were poor, frayed at edges, thin and a bit worn looking in places. Curtains in my room weren't hanging properly with some hooks having fallen out. Paint work needs freshened up on some walls both in the bedroom and more so in the stairwell. I paid almost £90 more for my room than my friends and will need to find out why. Both booked through Booking.com. We booked at different times. We didn't see any staff until we were getting into the car to leave when a lady came to the door and smiled. There was no attempt made to come to speak to with us.

Bed was comfortable enough and room was warm and reasonably clean. Amenities were okay.

For £110 a night, in the outskirts...I was expecting a little bit more; even simple things such as more options for breakfast would have left me with a better opinion. Overall is okay.

The beds were very comfy and surely had a good night's rest. The property itself is a bit old and needs maintenance, the floors squeak a bit so in the morning you hear the people getting up in the nearby rooms -not a huge bother for me, but it would if you're a light sleeper. Overall it was a good place, although it was pricey for what you get. We meet the staff in the morning during breakfast and the lady that was around was lovely, although the breakfast was continental and quite basic.

Carpet on stairs really worn

It is clean and comfortable but a tad shabby needs updated and definitely needs a new carpet on stairs. Never saw any staff, so I couldn't comment on them. But on a whole would stay again. Bonus was car parking

Breakfast was a disappointment, being rather poor - English breakfast is not provided and apart from beverages and toasts there is not much choice - one kind of small cheese, one egg per person and some sweet bakeries, which may not suit to everybody.

Staff is very kind and welcoming. Rooms are quite comfortable, tea making facilities are welcome.

Musty smell of corridor and room. Toilet seat hit you on the back when you sat down. Shower head was mouldy. Continental breakfast was very basic. Whole house needs modernised to 2023 standards.

We had a quadruple room which suited three of us. Free parking and able to leave car all day after have checked out.

The facility is a bit outdated, and could benefit from a bit of renovation

The accommodation is perfect for those who want to spend some time in Edinburgh. Just outside the city centre. The facility is in a good state, maybe a bit outdated, the rooms are okay with kettle, tea and coffee. The breakfast is non-cooked, but it has a good assortment of choices. I found useful the WhatsApp assistance, for self check in and check out.
