Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.

United KingdomThings were a little dated, and there were a few broken items in the room (lamp, bathroom tap) which was a shame - also slightly hazardous with a toddler! We weren't shown to our room or told where anything was in the room, so we didn't find the travel cot and toys until the morning we left. No lift to the upper floors or accessible entrance, so more difficult for families with lots to carry, buggies etc.
The property was clean and comfortable, and nicely decorated. The room was huge which was great for our family and the breakfast provided was generous. Staff were friendly and welcoming - offering to feed the huge fish in the koi pond so our toddler could watch them - and the location was ideal for us. Would highly recommend for a short stay.

United KingdomThe door on the double bedroom locked from. The inside. I think from safety point of view this should be removed. Incase a child or elderly person locked them self in and if something happened no one could get in. Also storage heaters are a bit of a pain when your cold and can't turn it on and have to wait till it turns on.
Everything was great. the beds were comfortable and made up nice. It was nice to have our own entrance for the annex. The owner was always so helpful.

The Baytree House is a little gem of a place. A beautiful house with gorgeous rooms. Situated on a quiet and grand road within easy walking distance of the old town of Lowestoft's restaurants and pubs. Liz is a wonderful host who makes you feel so welcome. The rooms are spotless and have everything you need. Towels and sheets smell gorgeous and the breakfasts are wonderful - kippers! Would totally recommend.
