I requested three different bed linens month before my stay, as we were not traveling as couples and did not want to share one bed sheet. Owner confirmed that it will be provided. When arriving each bed was equipped with one bed linen, again I reached out to the owner asking about this, to which I got a reply that I'll get a call back (which I didn't) and in late evening I was told via messege that they dont have a additional bed linen available and as a "sorry" I got a list of cafes and restaurants they recommend me to visit. So, it was a beautiful apartment but ended up in uncomfortable stay.

Location was very good, apartment was clean and spacious as promised. Kitchen was fully equipped, heater was available, in case the apartment got too cold a.d it did the work very quickly. Over the street there is a supermarket and next to it Starbucks. Slight minus, but I think it's a problem with most of the buildings in Edinburgh, the walls are super thin, so you hear your neighbors very well, in case you are a light sleeper this may be relevant for you.

All three Saucepans in the property where rusty and not useable. The entrance area wasa bit run down and stairs should be noted on particulars for anyone with mobility issues.

Unfortunately the neighbours were very noisy. The close and stairs are dirty and smells. I understand this may not be all owners responsibility but first impression was not good.

The only thing I could fault was the nosey neighbours which felt like they’re were coming through next door for such an old property was surprised how the sound travelled.

If there’s one thing for me to gripe about, it is the 2 flights of spiral staircase that we needed to climb to get to the flat. Quite challenging especially with big luggages. But we managed..

The flat is pretty charming and spacious and well furnished. We have everything that we needed during our stay. It is located right on Leith Walk, so there are many cafes and restaurants around, as well as Sainsbury’s and Tesco. Bus and tram stops are right in front of the property. Another added bonus is that communication with David was easy as he was very responsive to all my queries.

There is no mention regarding access to the apartment until we received the door code. We are all in our mid to late seventies, two of us have knee problems and you have to carry your cases up two flights of stairs. Squeaky floor boards, and some uneven boards. Having said this we did enjoy our stay very much.

Location is good. The Tram stop is a short walk in either direction, we purchased a three day rover ticket, very good value.

Fairly pricy. Owner contacted me a week before with an issue that may have resulted in my booking being cancelled. Would've preferred that to be sorted on, are as close to, booking time as possible to allow me time to find somewhere else if needed. There are two showers, but we couldn't get both hot at the same time.

Lovely and spacious, bedrooms are a good size and look great. Location is excellent. Owner was responsive with answers. Lots of transport on the door step.

Nothing serious, but be aware that there are 46 steps up to the flat and there is no long-stay parking immediately nearby. Electric showers are a bit feeble and the only toilet being in one of the bathrooms means some juggling.

Spacious, clean and tastefully upgraded property. Modern bathrooms and modern, well-equipped kitchen. Warm and cosy even in miserable Edinburgh weather. Not central, but we chose the location to be accessible to the City Centre one way and Leith the other. Frequent buses pass the door making access easy. Main tourist sites 10-20 minutes away. Tram is being built too. Max 30 - 45 minutes by foot gets you to most places. Three supermarkets and an amazing gym (£6 visitor day pass) within just a few yards. Wi-fi works well.

Don't be put off by the shared entrance hall and stairs, not the most inviting, however, the apartment is worth it.

It's about a 15 minute walk from St Andrews Square, the apartment itself was warm when we arrived, which was needed 🥶 the rooms are spacious, beds clean and although hard, comfy, great for a couple of days away, David was a great host and made us feel welcome.

Neighbours next door were quite noisy late at night causing disturbances to sleep, obviously this isn’t within the hosts control and can’t be helped.

The positioning of the flat in the city was great value for money and the flat was furnished very nicely resulting in a comfortable stay!

Entrance and stairwell is dirty, can be cleaned. One shower does not work properly. Neighbour's were fighting and screaming at their baby whi h was unpleasant.

The apartment is very cozy, loved the design, looks freshly done, the kitchen and the bathrooms are very modern, heats up very quickly, we had everything we needed from towels to kitchen stuff and loads more x The building itself isn’t the nicest and it’s very hard to find parking due to roadworks. All in all, we absolutely loved it, would book again x

My wife really liked the property but I was not very fond of… My biggest concern was the fact that I was asked to send a copy I.D.s for each person, which is not clearly advertised. If you don’t send them the copies then they don’t send you the instructions and the entry codes which I found unreasonable… The Building is old, the floor needs redoing, Bathroom is very narrow Furniture is quite old and not the best quality Toilet seat was broken and not fixed.

The property is in a good location, great fun for families with young children as they can watch the Tram during the day. Bed was comfortable, Fairly clean and pretty much everything you need in a kitchen, you will find and they are in good condition. Value for money

The bed could have been a bit more comfortable, felt kinda like a futon mattress, but that seems to be the trend in all of Scotland.

Our host was incredibly friendly. And thoughtful. Went above and beyond any expectations. The location was right by a bus stop, but not too close it was noisy. It’s location to Arthur’s Seat was why we picked it, but we’d totally go back.

Very dirty entrance and stairs, mattress too thin and hard, need new floor boards as holes in the corner. The furniture very cheap and looks 2nd hand. We were two couples that very disappointed. With a 8.1 rating some names on review list show a first name and give this place a ten but don’t comment at all, a little bit suspicious to us. Not a 8.1 maybe a 5….We are Genius level 2 and used booking.com for years. The worst accommodation ever. Unhappy and £638 pounds for two nights is $1,300 Australian. So sad. Please do not stay here.

There were a few areas which need attention. The double socket in one of the bedrooms was coming away from the wall. Could be a fire risk. The floor boards felt very unsafe although this is maybe because it is an old building and there was a hole in the living room floor beside the couch. The toilet seat was not fixed properly. To get to the apartment there are two flights of very steep winding stairs. A bit difficult for mobility issues especially carrying a case.

The beds were very comfortable and the kitchen area was well equipped although I did not use any of the appliances because I was only there one night. The apartment was very clean and the towels looked brand new. In the bathroom and shower room there were very nice showering products.

A number of issues could be easily fixed and I'm sure they will be in time. e.g. Plastic plant was melted onto lamp bulb in bedroom (we didn't turn this lamp on). If the owner is interested in hearing comments (happy to help) - please send a secure message request.
