    Single room on the small side; hot water tap over the sink has no water; shower hose broken and leaked.

    Central location where there are lots of shops; free parking at the back. Good breakfast (though only powdered instant coffee provided).

    Decor a little tired. Bath water not quite hot enough.

    Pleasant budget hotel in a pleasant part of Leeds. Friendly staff. Free parking on site.

    Excellent for Headingly Stadium, we were there for the rugby. The staff were very friendly and helpful as usual and the breakfast was excellent.

    All I needed was somewhere to sleep for the night, arriving late and getting up on leaving in the morning , so wasn't expecting to and what did something reasonably cheap. I didn't have enough time to do anything other than check in, drop my bags and then go out to do some work, Otherwise these bad points would have make me go to the very helpful reception and possibly change the room to a better one, But I couldn't and for back after midnight when i had finished my work and there was no one around. Unfortunately the hotel is very run down. The corridors smell of smoke,, with evidence of smoking inside the rooms as well. The rooms obviously haven't been decorated in many years. The single tiny window barely fit into the frame, so would be very drafty on a cold windy day. The bed was hard and creaky, and the basin was very badly cracked and sharp. The walls are thin and I could hear another room's television playing all night long until the morning when I got up.

    I spoke to two different members of staff. : one on the phone and one once I arrived and for breakfast, and they were both very friendly and courteous. The breakfast was very Nicely cooked, with simple tea and instant coffee as well as juice drinks options.

    Place was getting old and a bit damaged. Walls cracked, old, out of date heater with frayed and exposes wire cables, etc. lots of tiles missing in the bathroom, stuff cracked and damaged etc. Nowhere near enough plug sockets so you have to stretch one or two devices half way across the room while charging. Very thin walls so very easy to hear stuff from other rooms. Water in bath was barely hot enough in evening, not hot enough in morning.

    Comfy bed with plenty of pillows and a large duvet. I was thankfully left to my own devices by staff, spent a lot of time in the room and it was absolutely good enough for what I was there for. Little TV that actually worked with no setup hassle so I could keep up with Emmerdale. It could have been a lot worse, and for a place I was staying in for a reasonably affordable price, it was satisfactory and got the job done.

    Bath tap shower wouldn't stay on and was hard to get hot.

    Very friendly staff. Well heated and cosy bedroom. Lovely breakfast.

    Needs some TLC... frayed curtains and chipped paint, but pretty superficial considering the general cleanliness of the room.

    Friendly staff, very helpful. Quick check-in and I was shown to my room. Decent parking at the back. Bedding and towels spotless. Tea and coffee provided, also a microwave and an ice box

    Very tired decor wasn’t a problem, but bathroom needed thorough clean and hot water was very intermittent. Bedroom curtains and shower curtain need replacing. Lots of road noise throughout the night.

    The place needs a serious spruce up. It is shabby. The walls need to be painted, the carpet replaced, and lots of other minor repairs made.

    This hotel has so much potential. The staff was very friendly and the furnishings are beautiful historic pieces. There is wonderful art on the walls and breakfast was great.

    Certainly no frills or luxuries. Stairs were very steep and walls quite thin. Shower was a dribble as the lever that stopped it also running out the bath tap wasn’t effective. Unfortunately the fire alarm went off at 2.20am and we had to evacuate but that’s not the hotel’s fault - guests were smoking.

    Great location for Headingley, both for bars, shops and cricket ground. Very old fashioned and tired decor but was good and honest and realistically priced. Had a certain faded, spooky charm! Comfy bed, very clean and clean towels. Proper kettle and appreciated the hot chocolate in the room.

    Fire alarm was set off by someone smoking in their room at 2:30am - no fault of the hotel but frustrating nonetheless!

    The place looks a little bit run down. On my arrival, I even thought it was closed. The facilities definitely need some refurbishment.

    The staff was very professional and friendly on my arrival. The place has car parking and it was very convenient for me. The bed was comfortable and the room was clean.
