A very clean room which was well equipped with a flatscreen TV, tea making facilities and a sink in the room. The bed was comfortable and I slept very well. The shared bathroom was very clean. Overall, an ideal place to stay in a convenient location that represents good value for money. I will definitely book to stay here again when I'm back in Oban.

I had to pick up a key from the centre of town - parking at busy time. The position is out of centre and a dark walk back after a meal. Worst was that the shared bathroom was obviously used by other residents, one of whom defecated on the toilet seat and toilet. As this obviously isn’t checked this was rather nasty to try to use the toilet. The room itself Wass good, clean, well supplied and very clean.

It’s a work in progress so didn’t look very appealing from the outside. Van blocking gates to driveway made parking more difficult. (Not the fault of the owners).

Clean rooms with comfy beds. Great bathroom with separate shower.

We booked the single/double room which was enough for the one night we stayed. Small room with bed, wardrobe, basin, kettle, TV. Probably too small for a longer stay but good for one or two nights.

Strange boiling water facility - standard electric kettle would be easier to use, especially by foreign guests. Esp foreigners- remember electric shower switch is outside the bathroom - switch on the external wall of the bathroom in the hall.

We did not have any meals within the property, we book only for sleeping before and after early morning round islands trip, no access to kitchen. Very comfy beds, very clean rooms and bathroom, large TV. Very close to ferries, train station and town centre - 10 min walk and 5 min walk to 4 supermarkets. Wash basins within the rooms.

We arrived in Oban at the property after 6 hours travelling ,then found we had to go to a hotel in town to get the keys. There is only a shared bathroom between 3 rooms. There were bed bugs in one room,we have bites and video to prove it. There is invasive cctv watching you go to the bathroom on a night. The owner just takes £200 deposit to cover damages when you book as well as your booking fee, so £405 left our bank account for 2 rooms for a one night stay!very hard to get the deposit back. If you take food back or late to leave the property then the owner will keep the deposit( see reviews from others that have had the misfortune to stay here) The rooms are very dated with old carpets/furnishings. In our room there was a family photo of a little girl ( very creepy) The curtains let the light in with no lining and locked wardrobes.The private room was full of bedding and junk which is a fire hazard.There are sitting tenants also living here,one we met, spoke no English and just walked through the shared hallway. I took a video from the 2 rooms on our departure and went back to the Palace Hotel to show them as the owner is never there and can't be contacted so we could ask for our deposit back. Please read the reviews before even considering this establishment as we should have checked before .It took alot of emails and a week to get the deposit back. Please be warned as any small reason and the owner will keep it!

There was no central heating nor warm water available during my stay. I slept with my thermals on and used my towels as extra blankets-still freezing. One can also not shower at all.

There was no reception at the property and no obvious instructions, on how to check in. No food or drink preparation/eating facilities, just an expensive coffee vending machine. There was a coffee machine and some herbal tea bags in the room, but no kettle. The TV didn’t work. The outside areas were overgrown and untidy. Poor parking,

Location was ok, just a short walk to the town. the room was clean and well stocked with towels. The WiFi worked.
