    Attitude of the manager on duty. Abrasive on arrival, initially dealing with the wrong booking, unsympathetic to friend unable to come because of illness. She was hectoring to get the evening menu choice completed even when informed that our friend of 80 could not be contacted. We eventually went out for our evening meal. The rooms were not clean. My friend had insect bites on the first day.

    Room was comfortable. We had breakfast and evening meal and both were lovely Hosts made the evening entertainment fun Location - perfect to either stay in St Annes or to travel to other resorts.

    The shower wasn’t very powerful

    Poor room not cleaned properly, badly set out. Poor quality breakfast, lack of friendliness from staff. Hotel needs bringing into the 21st century. B

    The bed room SEEN larger bedrooms going out after breakfast and was shown room 109 which would have suited me large plenty of light Queen size bed my bedroom was the exact opposit and a poor outlook over a flat roof like ALL holiday resorts in throut the UK after rewire / central heating the floor boards are never put down properly after these types of conttactd are done WHY. Proprietors never see this as a no no for guests to walk around Corridors / rooms with Squeaky flooring beatd me from paying their final bill payment the younger generation are going to catch onto this and start using travel Lodge places.

    No shower gel and shampoo provided ‘as residents steal them!’ Very low water pressure in shower and shower head attachment loose inadequate. Asked for in advance and promised 1st floor room and given2nd. Quality of breakfast food especially sausages poor. No room service - quote because covid - although 6 all hotels we have stayed in since April have done and despite government ending of restrictions. Also we arranged this with offer of 10 per cent off for next Booking.com break and not honoured. Queried this with you but no response.

    Everything was fine.

    Good location, free parking. Very nice breakfast. Near to bus stops if you didn't want to drive.

    There were many things we could choose to complain about, mainly the room (106) we were allocated. This had to be swapped from another one as because there's no way to log dogs on booking.com. The receptionist had to shuffle rooms for us ad hoc due to this issue. To be honest that might have worked in our favour as we were given a large bay window room. I would have been a lot more critical about the accommodation but for the following mitigating factors. 1. The age and history of the building 2. The hardships the owners have had to endure over the last 18 months 3. The staff were great and to be fair they cannot directly update the rooms 4. The biggest mitigation of all, the view. The view alone helped offset some of the disappointment of the room. The main bugbears were the carpet, curtains and general decor. Ie the wallpaper must be over 30 years old. The carpet was terribly worn and had chewing gum enfused beyond removal. What kind of person disgaurds chewing gum so irresponsibly? I appreciate this was a room that our dogs were going to inhabit but you don't go on a weekend away to encounter worn carpets and curtains etc. The beds and bed linen were great and the toilet and shower area were more modern and updated. This leads us to think the rest of the room will be updated in due course. All in all we had a lovely weekend but this is due to our "just get on with it" attitude. I always try to give an honest review as I appreciate feedback is an essential attribute for both visitors and owners.

    Wish we'd known about the bingo/quiz night/ raffle. Cream leatherette seats in reception were hard. Male member of staff tried to help me print off some tickets (Tower Ballroom) I had bought online but he didn't know how to operate the printer/email. He did try his best and I know it was a favour I was asking.

    Staff were excellent. Helpful friendly relaxed and efficient. Booking in was good, food service was good. Generous breakfast all cooked well. Whole atmosphere was spot on. Several different places to hang out, bright sunny conservatory at the front, bar with dance floor or darker gentleman's club style lounge with grandfather clock and deep buttoned chesterfield sofa and wingback chairs. Fabulous outlook onto beach and dunes. Quiet guests, virtually no children. Dogs were welcome and were accommodated in a separate little dining room. Sooty the old black cat.

    Evening meal terrible, no electricity for 10 hours, my partner and myself need to use a lift to get to our room and wasn't able to from 1 pm until 11 pm. Was told power would be back on at 3.30 then 7.30 then 9.30 then again at 11 pm which it did come on right on 11 pm.

    Room was nice with a terrific view but could do with updating.

    Wifi didn't work, there was ripped net curtain at the window in the room. There was cobwebs in the room. No biscuits with the coffee and tea. Plus I was in bed on one of the days and the maid didn't knock on my door she just walked in which wasn't nice. On the whole I think the hotel is looking tired. As a 1 or 2 night stay I would say its OK just due to to the location it's easy to get to other areas it's a good base should I say. But staying for more the 2 days I would want something a little more luxurious

    I liked the friendly atmosphere of the hotel , We are non drivers and public transport was quite close by and easy to get to . Also there were several people staying that had stayed there many times before , which i thought spoke volumes .
