The shower tap could have been better and the toilet flush could be a bit stronger, but on the whole excellent value for money

Hotel is dated and could do with a face-lift, but I emphasise that we couldn't fault the cleanliness. Unfortunately, we stayed on the upper floor on the hottest September night in living memory, so sleep was difficult (can't really blame the hotel for that one!)

Perfect location for seeing Leamington, free parking a big bonus. Staff were really friendly and helpful, and room was spotlessly clean. Breakfast was extremely good.

Hotel is on the corner of two busy main roads, so opening the windows is limited if you don't want traffic pollution inside the room. Fan supplied in the room so not too bad.

Handy location for town. Staff let us leave bags there on departure day so we could explore the area.

This is not something that we didn't like but just an observation. Our room was good for a short visit but it could be small for people who stay longer as it didn't have much space to open a big luggage.

Our room was spotless clean. All the staff were very friendly and attentive. The location of hotel is great that you can walk everywhere around town. Complimentary water is a nice touch.

Unfortunately our room seemed to next to the hot water system which was noisy when everyone started getting up in the morning.

My friend found the bed and pillow a bit hard, however it was not a problem for me, so all depends on preferences.

Very impressed with all the extras provided, ie, sewing kit, cotton buds, tissues, shower cap etc. room looked fresh and clean. Would be very happy to recommend and stay there again.

Continental breakfast was OK and we were aware of it but feel that 09.00 is a little early to stop serving. Room was comfortable and needed the fan as we were there in warm weather. The room had secondary glazing. The staff Were very good and having resident parking certificates was excellent.

Location is perfect for walking to shops, cafes and pubs. Everything is within a 5 minute walk. Staff were very friendly, even placed us in a bigger room when they saw the size of our suitcases! Breakfast had a very big variety despite being a continental only. Car park or free street parking was a bonus as we didn’t move the car our entire stay. Rooms were nicely decorated, windows double glazed so traffic noise wasn’t a problem. Would stay again.

It is a very good three star hotel. The single bed room is small but comfy and very clean. A traditional built old building but was enjoyable to stay at and quiet well appointed with nice little touches, such as on return and if late, the availability of bottle water, extra tea and coffee and milk for your room was laid out in the reception area. The only small problem is its limited own on site parking, But parking in the road outside is available. Though only a continental breakfast is available, it had a good selection and was fresh .

Minor things - couldnt reach to turn bedside lights off from the bed, no full length mirror and couldn’t open the window and floor of room above very creaky could hear occupants moving around quite clearly.

Location excellent - room and bed very comfortable and clean. Really appreciated the table in reception where you could help yourself to extra water, tea, coffee and milk - very thoughtful idea!
