Funky room under the stairs, but it had character. It was fine, and ideal for one night in Edinburgh.

No bedside table or broken bedside table. Blocked shower with poor drainage. Crack on sink and bad grouting in bathroom. All looked rather shabby.

The bed was not very comfortable and the room had a damp smell when we first arrived. Also the toilet seat was broken.

The location was convenient as right beside Haymarket station and there were nice restaurants close by. The staff were very friendly and helpful and we appreciated being able to leave our cases at reception after check out as our flight was not until the evening. We also liked having the tea and coffee in our room. The room was sufficient to meet our needs and was clean.

bathroom left a lot to be desired, the tv was tiny in comparison to room size, and all of the doors has issues closing.

unfortunately there was a constant running water sound through the pipes/ ceiling which kept us awake during the night. When I asked the desk man about it he mentioned it could be that we were close to the water pump.

Staff were friendly and helpful. Location was great, either 20min walk into main town or 5 min tram ride! 10min walk to closer restaurants. Room was a good size, comfy bed, would stay at this hotel again.

Simple rooms, beds are a bit hard for my taste...do not try to change the shower water temperature yourselves...a nice gentleman needs to do it manually for you...old house/system

Location is good, next to Haymarket tram and bus station. Taxis around also.

The room was obviously a single room but had a double bed in. No room to walk about, we kept tripping over each other. The shower made a high pitched noise if you turned the temperature up. No parking available outside, secure xarpark is two streets away. Breakfast was disappointing, only provided a sausage or bacon bap. Not appetising when staying for more than two days.

It was quiet. Location was suitable for walking into Edinburgh. Staff were friendly.

The hotel is a little tired. The room I had was in the basement, so although there was a large window, the view was the brick wall supporting the foundations. The shower was a bit challenging - the two controls would randomly turn, turn until suddenly the water would come through.

The location is great, a couple of minutes walk from Haymarket train station. The room was very clean and the staff were friendly organised.

-spider webs around the room -damaged shower tray -we found water in the boiler, probably from the previous guests -the carpet was damaged and looked really old

-nice building from the outside -nice staff (we spoke mainly to a guy which has been amazing, unfortunately we don’t remember the name, but he lived for 10 years in Spain) -comfortable bed
