CONS - Pretty much none - an extra set of pillows would have been nice and some shampoo/conditioner sachets in the bathroom.

PROS: - BEAUTIFUL setting. The views were gorgeous, particularly of Orvieto in the near distance with the morning and evening mist and rolling hills of vines. - Staff were attentive and very friendly. - Simple but traditional and lovely decor - Exceptionally clean - Breakfast was a buffet with good options - Parking onsite and only 8 minutes drive to Orvieto. - Very sweet idea of picking a ‘Happy Thought’ from a basket outside the breakfast room.

Unfortunately there is almost no sound proofing in the rooms and we had an extremely loud family next to us who were arguing and screaming at each other late at night and from 6am in the morning… of course this is not in the property’s control, but we slept really badly because of this.

The property itself is beautiful and well located. The staff were very kind and attentive, despite being quite busy. Easy driving distance to Orvieto which was the most beautiful city we visited in Tuscany. Gluten free breakfast items were provided for me, which was a great bonus!

The family run property is in a beautiful setting. Very quiet, clean and well run. Our bed was a bit hard but lovely room and bathroom. Angela, the hostess, was particularly charming and helpful. Delicious Italian breakfast.

Absolutely nothing...it was all wonderful!

A perfect place to be! We felt so welcomed and at home from the first email to our arrival. Angela is warm and gracious and makes you feel like a friend you have come to visit. Her breakfasts and her cakes are delicious and when we were also offered eggs, what a treat! The beauty that surrounds the house is breathtaking. The vineyards, fields of green, Orvieto a few miles in the distance....so beautiful. Easy to get to. Our room was large, comfortable, and we had two pillows each, so the bed was comfortable and we slept great! We met some nice people and shared travel stories. We will come back!

Wonderful place to stay. Located in peaceful farm area. The host was lovely and very helpful with information on surrounding area. Breakfast selection was very good. Tasty sweets,cereal, yoghurt, eggs and more. Rooms were huge and very clean.

Didn't like? Only one chair in the room. Fine for one person but a little restrictive for two people. This is minor as we didn't and don't plan to spend a great deal of time in the room - only for sleeping with some bathing. The room and bathroom were both larger than most and this was a pleasant surprise.

Good breakfast with little protein but eggs available, cooked to order. Distance is not far from Orvieto and this is why we chose it. We were a tad concerned when we turned off the paved road service onto a gravel driveway 1.3km in length but were very pleasantly surprised when we reached the residence. Angela was attentive, interested and helpful concerning our needs and concerned. NOT airconditioned (that we were aware of) but no A/C needed during our stay in late September. A room fan (provided) was plenty sufficient for cooling.

Everything was perfect!

Splendid 200 year old restored farmhouse with stunning views in all directions. Angela was was warm, welcoming and helpful with trip planning. Room was lovely and spacious. Fabulous bathroom. Both with views. Breakfast was delicious with home baked cakes and fresh eggs. Also yogurt, toast, biscotti and fruit. Enjoyed walking around the property. Wish we stayed a week (versus two nights). Easy access to Orvieto with a car. Cabtvwait to go back!

We liked the fact that everything offered for breakfast was home made. It was a good location to get into Orvieto from. Angela was very helpful in giving information on how to get to places to see. It was a very relaxing place to stay.

It is so quiet and peaceful location surrounded by vineyards, a short distance from the highway and very convenient to make a stop on your way to the South of Italy. Angela, the host, is extremely friendly and she is preparing the most delicious breakfast every morning. Definitely coming back!

This property is lovely. It is situated in the beautiful Umbrian countryside, with gorgeous views of rolling vineyards and Orvieto perched high up in the distance. Only about a 10-12 minute drive into Orvieto, which is very convenient. WiFi is fast. The included breakfast was great (lots of sweets, good coffee, and she'll also make you eggs!), the room I had was fantastic with a beautiful balcony, the shower was great (quick hot water, great water pressure), the bathroom itself was quite large, and the bed was pretty comfortable. There's no AC, but it really isn't necessary. With a fan and screen door you get plenty of air movement, and with the stone building it really never gets hot. Lots of space. So quiet at night. You absolutely need a rental car to stay here. 10/10 recommend!

Wonderful location in the countryside. Our host, Angela, was extremely helpful and generous with her time and knowledge of the area. She suggested a lovely place for dinner, and also suggested a scenic and beautiful alternate driving route to our next destination. Our room was large and comfortable and breakfast was delicious. We wish we had stayed longer!
