This hotel has a great deal of potential but just lacks the finer points. Each room should have bottled water supplied each day (like every other place we stayed in Sri Lanka), rooms need universal plugs.

Pretty convenient location. Lovely helpful staff. Room was huge as was the balcony. A/C was effective leading to great sleeps.

No bar/restaurant for the evening - you can order food/drinks when by the pool in the day which are brought to the sunbed but not a huge selection of food and the one thing we did order wasn’t great Also for the price, comparing to other properties we stayed in in Sri Lanka, there were certain things - massive crack in the bathroom mirror, balcony doors were difficult to lock, shower head was broken (luckily there were two!) - nothing that was necessary to complain about and certainly didn’t impact our stay -just things that I would have expected to be fixed considering the price of the stay

Very large and spacious room with a huge comfortable bed. Full size fridge in room which is handy. Can ask for beers/wine etc for the room and they will leave in the fridge which is a nice touch, especially as there’s no bar to sit at in the evening. We had tea/coffee/mugs provided but no kettle!? A Little odd! Big private balcony and a nice pool area to relax at if wanting a break from the beach. Hotel is only a few mins walk from the beach and all the restaurants so is very well located for that. We didn’t have breakfast included but found it better to be able to choose where to eat from the many restaurants/cafes nearby. The staff were very friendly and helpful - overall we enjoyed our stay here

No Bar and limited food available at the property but only 3min walk to all the bars and restaurants so no major problem.

The staff were great, a really lovely team. Breakfast on the balcony is a nice touch. Bed was super comfy, shower was nice and hot. Pool area is nice and the pool itself was lovely. Location was fantastic. Just two mins from beach and 2/3 min walk max to restaurants and shops etc.

The breakfast was very avarage. We were.asked.what time we want to have the breakfast served in the morning . We indicated time.and both days they forgot to serve it. Hotel needs a bit renovation , sometimes you smell a bit of humidity in a.room

The location was very good. Close to the beach and main street but also quiet in the night. Comfortable bed and big shower.

Everything , the location, the staff were absolutely amazing so hardworking to make your stay memorable.the breakfast on your own private balcony was delicious,I can’t recommend this place enough. The value for money is amazing they should be charging a lot more for what they offer

The only improvement we would suggest is a ground level bathroom for guests, so if using the pool you don’t need to go back to your room.

The best pool we’ve had in Sri Lanka. Very large and comfortable room with an equally spacious balcony. And of course amazing staff - welcoming, friendly and always helpful. We loved that breakfast was brought up to our room every morning on a trolley to be enjoyed on our balcony. The location is also great, right in the centre of town but set well back from the very busy road. The hotel is expensive by Sri Lankan standards but it is an extremely comfortable place to stay. We would definitely treat ourselves to this hotel again!

The breakfast was served on the balcony of our room which per se was nice and spacious but there was no restaurant where one could go and pick their breakfast freely (an important feature when travelling with kids and picky eaters!).Also only from 8 am the earliest so if you're travelling with a baby that wakes up at 6 am, it's a bit of a long wait.

Beautiful clean pool and a very spacious room with a large balcony! Both room and balcony are very Baby-friendly. Hot water in the shower and great water pressure. 2 min away from the beach! They provided a comfy cot for our baby and enough clean towels including beach/pool towels. all in all a family friendly stay.

For the price paid I was expecting a more polished hotel - for example, the room fixtures were a bit off which meant two power plugs couldn't be used (since the wardrobe was covering it), the balcony door didn't close properly so mosquitoes could get in and the door handle for the main door was loose. The design of the building is also peculiar with bathrooms not having proper ventilation and only having a vent that goes into the hallway (so anyone walking past could hear), and the pool design is odd as when the fountain is on the water spashes onto the main path to the hotel and to access the pool chairs and bar you have to walk around the entire pool. I would be more inclined to look past these shortcomings had we not paid the price of what I think would be at least a 4 star resort for the area. We were travelling as a group with 3 rooms and for the same price the experience was quite variable, for example, I was staying on the third floor and only noted the above issues, however our friends on the first floor had a smelly bathroom, bathroom sinks at about knee height and no towels delivered one day. One of our friends also had his room booking cancelled two days prior to arrival, noting issues with the building that meant some rooms were not available, however after messaging the property his room booking was returned. We also tried to arrange a transfer from Colombo airport through the hotel and the driver never showed up.

Location right near Mirissa Beach and the main streets is fantastic, the pool is nice, staff are very friendly, bed is comfortable, kettle is provided in the room, and breakfast each morning was delicious!

The water from the pool overflows onto the decking of the pathway up to the hotel. This makes it quite slippery. The decking was continually coming up off the ground making it a tripping hazard. Makes it difficult for those with less balance. The staff were out there everyday trying to fix it so hopefully they will fix it soon.

We loved our stay here and would definitely stay again. The rooms were amazing; spacious, clean and great shower with hot water and TV. The wifi was great and we absolutely loved swimming in the clean and well maintained pool. Lastly the staff were incredible and very kind.

Slightly muddy path to get to hotel.

Rooms were great!! Huge bed. Modern rooms. Modern bathrooms. Cleaned everyday. Breakfast brought to room to have on balcony. Very friendly staff!!

A few things didn’t work at first like our tv, safe and one of the lamps. But the staff sorted it all out for us.

The best thing about the hotel is the staff. Incredibly helpful and friendly, they went above and beyond to make sure our stay was comfortable and we had what we needed at all times. The room was lovely and clean, and the bed was very comfortable. There was a great cot for our 2 year old. The hotel is a short walk to the beach, but set back enough that you aren’t disturbed by the music from the bars. The swimming pool was lovely, our daughter loved the kids pool. The breakfast served in your room was delicious. We would definitely stay again.

Nothing that would stop me coming back and I still rate 10/10 however after it rained our bathroom had a chemical smell which remained for our entire stay. Fresh towels after the room is serviced would also be a nice touch

The room was spacious and clean with a very comfortable bed. The walk-in shower was quite a bonus. Every morning my breakfast was delivered to my room and I enjoyed sitting comfortably on my large balcony listening to birds and eating leisurely. Madhu was amazing. When I went to ask her if where I could find a pharmacy, she took care of everything and gave me the pills I needed. She also arranged transport whenever I needed. I loved my stay so much that I extended it by two more additional days (when I initially booked for 2 days only).

It’s a very minor problem,their electricity wiring is crazy…… Nothing that would stop me to come back.

Great hotel , very good location with amazing people that are willing to help you with anything. Excellent breakfast.
