Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
Politically sensitive comments
Promotional content
Illegal activities
Personal or sensitive information (e.g. emails, phone numbers or credit card info)
Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
Spam and fake content
Animal cruelty
Impersonation (e.g. if the writer is claiming to be someone else)
Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

It’s nearly a scam. It is advertised as cheapest and lowest in booking.com for about 2200++ pesos. I booked it and placed my check in time at 9pm onwards. But when the host called me he said its not allowed to check in at 9pm. How come? That’s why i booked the unit so i can come anytime. He even asked me to pay deposit in his gcash account when in fact i already put my card details already for hassle free transaction. He even asked payment upon check in. The washing machine is working but the water inlet is broken, the shower pressure is weak and leaking. This unit should be ban. He is not following the rules of booking.com. Instead he is making his own rules. No tissue. No drinking water. 🤷🏻♂️

There's some part of the condo that smells bad, the staff are not very accomodating, almost rude at some point, the actual price you will pay is different from what is posted, it says on app that the rent is only 1k+ (tax not included), but we paid 2k, and the fee for early check in is too expensive at Php300 per hour, will not rent here again.. 😒😒

I called the number listed and unable to get hold of the owner. This attempt was made plenty of times upon arrival and was unsuccessful. We made our way to Shell residence and again attempts were made but was totally futile.
I gave up but there were other caretakers in the building who offered me a place to stay for a few hours as we have another flight to go to early hoirs of the morning.
I have read reviews and this was a consistent trend from this place and the owner. I am not one for being easily influenced however I should have gone with my gut instinct instead as this is how I felt at time of reservation.
My advise is never book with this place again if you dont want any hassle on your part. The small saving you get for choosing this place is not worth it and believe me as you would end up.paying more.
Never again and please listen to me if not from the others if you want a stress free holiday.

“The Worst Experience Ever”

I asked the staff ahead of time for changed dates of stay. I did all the communications I could from email to text to call. They replied that it was noted and confirmed. Before the specific date, I asked again for confirmation because in this app, the changes were not reflected. They replied the day after that it was confirmed. Yet, when the day came. I asked them about the check-in instructions and the staff called. Stated that my card did not come thru and the payment was not made at all and they expected me to pay at the property. I asked him why it did not come through? He told me that they were not able to deduct it and it was for the safety of their properties purposes. I asked them that I had to check my card again. But, my billing statement took 2 days to come. I asked them then what should I do? He told me that I have to pay for the other property in the amount of 2500php with the last price of 2100php per night. I told him that I have to decline since I wasn't informed about these changes and I tried my best to reach out for them for days. And they should have properly informed me then. I told them that they should meet me halfway. He told me that I should pay 800php as a cancellation fee. And now that my card statement came, the payment came through. It was the worst of the worst of my experiences in using this application by far. TO ALL OF YOU, PLEASE BE SAFE. NEVER BOOK THIS PROPERTY.

“Scam - They will tell you the price AFTER you cannot cancel. Price is 3x what is listed.”

They will tell you to contact a private number AFTER you can no longer cancel. Then suddenly they will add twice the price per night. The booking FINAL price they claim is for reservation only. Then you have to pay room rate + service fee. Cost becomes 3 times listed.
The property does say cash only, so can't fault them there. But clearly waiting until after you can no longer cancel to tell you there is a service fee of 1100 php + room rate of 1100 php + your reservation fee (none of this is told to you on Booking) it is clearly a scam.
Booking is unwilling to help either.

I have waited over 4 hours. Went to 3 location. Then the owner told me the condo is not available but I can have almost the same one elsewhere for 250% of the price paid. He is DM me and trying to scam me for the reservation fee.

DON’T TRUST THIS LISTING!!!!
I took a risk by booking this ‘new to booking.com’ and no reviews accommodation and I paid a price!!!! Luckily for me my bank refunded my money…
HOW IT HAPPENED:
The person messaged me directly on my phone that the accommodation is not available coz of some mistake by booking.com and that I should cancel immediately, but I knew it was non-refundable if you cancel so I told this person back to cancel it instead coz it is non-refundable but this person insisted that it’s ok I will not be charged. I sent messages to this person via the booking.com portal to confirm my arrival and also that I was ready for check in and to refund me if room is not available (VERY IMPORTANT SO Booking.com has a record of your conversation!!!). So long story short- this person did not show up and I lost my money!!!!
This person has probably scammed a lot of people and will continue to scam many more so be very carefull!!!
I got my money back but it is very sad they are SCAMMING people everyday!
LESSONS LEARNED:
1. Always read reviews when booking accommodations.
2. Read the terms and conditions (If I did not remember that it was non-refundable, I would have just cancelled it after this person told me to cancel and I would not get my money back).
3. Always contact/reply via the Booking.Com so they have a record of conversation/messages.
4. Contact your bank immediately so they can do a chargeback/refund if something goes wrong.
5. Report to Booking.com and/or police!!!
Apparently this is a common scam in the Philippines so be VERY VERY CAREFUL!!!!
