Modus Vivendi Holidays is all about the harmonious marriage between tradition and modernity, design and comfort, history and the present. With our first property at Psematismenos village in Larnaka district, we were one of the first businesses that paved the way for rural tourism in Cyprus. A brave concept of appealing to a different kind of traveller and an attempt to decentralise the hospitality sector away from the big, commercial sea-side resorts while promoting an alternative side of our beautiful island. For the past eighteen years, Modus Vivendi Holidays has cared about providing our guests with a carefully curated authentic experience.

This villa is a listed building which has been restored with lots of love and professional knowhow by Yiannos Anastassiou, the owner and renowned Cypriot architect. As with their other buildings, Yiannos and Christiana, his wife, created a unique environment with interiors which are full of furniture, objects, art and heirlooms chosen in an eclectic way from their personal collection. The house sleeps up to 7 people and it is suitable for children under parental supervision at all times. There are 3 bedrooms and three bathrooms and an attic ideal for children up to 16 years old. The old tailor’s shop next to the house was bought and converted into a spacious kitchen/dining area. The kitchen is fully equipped with oven, ceramic hob, two fridges under the counter, electric kettle, toaster and an espresso machine. There is also a washing machine on the veranda on the bedroom level. The living room on the ground floor has the original stone fireplace and wooden beams. It’s furnished with antique and vintage furniture and artwork from the owners’ collection. The covered veranda with the two original stone arches opening onto the courtyard and the swimming pool features an outdoor living and dining area. The swimming pool has a uniform depth of 90cm. The garden is planted with different aromatic plants and herbs. They are not treated with any chemicals so one can use them in cooking. There is plenty of sage, mint, oregano, bay leaf, parsley, basil, lavender combined with the aromatic roses, dahlias, alliums, zinnias etc according to season. We have put all our love and dedication in designing and decorating this Villa and we hope you enjoy spending time there as much as we do.

Arsos is in the heart of the wine producing region of Limassol, Cyprus. It is 54km from Paphos International airport, 105km from Larnaca International airport, 35km from the cosmopolitan, vibrant city of Limassol, 27km from Avdimou bay beach, one of the nicest beaches of the south coast and 123km from the capital Nicosia in the center of the island. Arsos village, with 200 inhabitants is situated at an altitude of 1000 meters on the Troodos range that’s why it has cool Summers compared to the heat and humidity of the coast. It is famous for its wine from the vineyards surrounding the village. Every last weekend of September the Grape Festival is being held. One can see how different kinds of grape products (soutzioukkos, palouzes, epsima) are made and all year round you can purchase these products from a small shop in the square of the village. In the square you can also find two tavernas/coffee shops, one grocery shop, one bakery (fresh, homemade bread twice a week), a barber shop and a shop that sells pottery. There is also medical assistance (local doctor) in the village. The main church is a 13th century building dedicated to St. Philipos and it’s worth a visit for its interior, its icons and the wood carvings. There are different nature trails in the area, one of them starts from the village and goes along the stream in the valley. The stone bridge of Tzelefos is also 11 km away in the Paphos forest and it’s worth seeing. Another point of interest in the area is the famous monastery of the Holly Cross in Omodos (11km away). As well as all the wineries and taverns in and outside the village.
