The property is in desperate need of renovations, please change the windows they are terribly old and worn out. Also the bed and mattress were not hotel standard, half the mattress was sagging and softer than the other half.

We had a fridge in the room which didn’t work. Struggled to get the heating to work adequately. (Coming from a warm climate we felt the cold) The entrance to the hotel was via a small flight of steps which were a little awkward with heavy suitcases. We didn’t eat in the hotel as we didn’t think the options offered value for money. Little extras like water and biscuits were not always replenished

We were upgraded to a suite which was lovely. The hotel is ideally situated with a gentle stroll into Bath through the Sydney Gardens. (Uphill coming home but not too strenuous) fantastic view of Bath from our room and lots of space in the room. Spa and gym facilities were excellent and we made the most of the pool and outdoor heated spa. Free parking !

This is not really a 5* property. We had a problem with an electric light fitting clicking all night and the lack of soundproofing from the adjoining room meant the next door TV was clearly audible. Breakfast was decidedly average.

Spa facilities are excellent. Front of house and restaurant staff were great.

A 5* spa resort it is not . It’s a very nice hotel with a pool and spa facilities. If you’re looking for the “5* spa experience” then in my opinion this falls short of that . No beer on tap ? What’s that all about . The bar felt a bit makeshift knocked up in a nicely decorated room .

Liked the hotel and grounds , left the hotel feeling relaxed and rested , location was good but uphill from the town , this should be considered if walking back . A taxi was £7 . Electric scooters for 2 was similar price .

Reception was not good. We had to wait till half 3( I think) then everyone was there at the same time, so the queue was long. A staggered or self service reception would help. Staff therefore had to be quick, and had less time for individuals. We used the swimming pool, which was good, clean, warm: it is used by local people so there were quite a few children at teatime, and there were no beds around the pool, as every bed had a towel on it: there were more towels on beds than folk in the pool.

The room was large, well appointed, quiet, well furnished. All the breakfast staff were very welcoming, happy to help in any way. Breakfast was good.

The spa area need a renovation

Lovely hotel room, nice and clean staff were great too.

The dining area looked a bit dated and the menu was a bit restricted

The hotel was in a good location and we were able to park at the hotel very easily another plus point we had a lovely walk through hotel gardens to the centre of bath The staff at reception were very helpful indeed

The staff can be rather rude

Great location. Free parking. Beautiful grounds Nice outdoor pool and spa facilities include in price (not the treatment obviously ) Very good room. Great reception staff — the French lady on checking in was fab. Also the younger lady at checkout — the ex - Londoner … she was lovely

The dinner menu was limited in choice.

Hotel was clean, well maintained, staff were friendly and helpful and the location was quiet and convenient to the city centre. Hotel grounds were well tended and parking was good with more than enough spaces.

The e mail offering an upgrade before the visit for dinner was no upgrade at all. Confusing Wording makes out a £30 meal in the restaurant on dinner, no it’s if you pay £30 then £30 is taken off your bill! So completely pointless and not a good deal!

The location was amazing, just a short walk to get into Bath city centre but also fair completely away from the city. Lovely staff. Amazing spa and treatments

We had trouble locating the hotel as the road had been closed off yet no instructions were sent by the hotel. After attempting to find it, we called the hotel who directed us but as they knew the road was closed an email with an alternate route would have been helpful

the main restaurant/breakfast area needs to be renovated. The breakfast itself was not good and one of the ladies did not have strong customer service skills. It did not feel like a 5 star experience although it was good value for money.

Loved the outdoor heated pool. Really enjoyed the massage and facial. There are really nice areas downstairs to have a drink. Most of the staff were excellent.
