There was a bit of a smell when we first went into the room when we arrived. The outlook from the bedroom window was looking out onto scaffolding.

The bed was very comfortable, breakfast was very good plenty to eat and a good choice of food. The location was ideal for where we wanted to visit. No problem with parking. Good entertainment on one of the nights we were there.

Breakfast more than acceptable. Found the bedrooms rather small and the "double" beds actually seemed more three-quarters size with no firmness on the edges which if you turned over felt as if you could fall out of bed.

The only thing I didn't like was the fact that they only had one option for dinner and that was a three course meal,not everyone can eat a three course meal but you still pay the same price

Depending on what you do, location could be remote, with only bus that runs once an hr or two. Dinner time cut off at 8pm - was surprised as we arrived late and there was no food option around this area and the hotel kitchen was closed already when we arrived at 830.

Booked for Hellvelyn Hike, so location was pgreat for that. The staff was friendly. Room was clean and homely. Can order for breakfast pack, though not available time 8am, which didnt work out for my hiking departure. Dinner option is welcomed as no restaurance except a small pub nearby. Nice Ullser water just at the door.

Outside drive surfaces in the hotel car park and overflow are very poor in places. There should be allocated places for loading as our arrival was not pleasant driving round the front to not be able to park, then to a potholed overflow car park access. Some of the hall and stairs carpets are dirty and horrible pattern and need replacement. The common rooms are rather characterless but mountain views and the pictures improve them. The twin bedroom was smaller than expected with not much room for sitting or storage.

Breakfast and Dinner were very good each day. The location is very good, mountain views nice and convenient for tours and walking. The staff were polite and attentive. Our best like is that for once this is a no dog hotel including the bar and restaurant and some customers should book because of this.

With the exception of Andrea in the restaurant, the other staff in the bar and restaurant seemed unhappy and lacking in conversation and smiles at times.

We were there for a charity walk around Ullswater Lake and new we were going to miss breakfast on our first morning's stay. We requested some fruit/croissant which was agreed, however it had been forgotten to do. The pillows were very thick (for my husband) and the mattress was too soft which caused us both to roll and sink into the middle of the mattress.

Very warm welcome by all three receptionists, in particular by Lydia. She told us about the hotel, its facilities and was knowledgeable of the area. Our room was cosy and warm. Breakfast was delicious and there was plenty of food to choose from. Helpful bar and breakfast staff too.

The parking is terrible! You will not be able to park actually at the hotel, you’ll have to park at the car park over the road. The two look completely unrelated, but the hotel does provide free parking at that car park for its guests. You just need to ask them.

Amazing location, right on the beautiful patterdale lake. The rooms are spacious and clean.
