Comfortable single room with all basic amenities at very reasonable rate booked long in advance to attend Edinburgh Fringe events. Very clean shared shower/toilet. Quiet, no street noise or from other guests. Bus stop nearby but easy walking distance along a main street with interesting shops/cafes into city. Felt safe to walk back alone the 20-25 minutes in the middle of the night after my Fringe events. Would book again.

Room was very ‘tired’, the bathroom was very small and the toilet was very low, not good for my wife who has a hip and knee replacement

There are quite a few stairs to get up to the rooms and down to the car park so not ideal if you have mobility issues or very heavy luggage.

Nice room with tea/coffee facilities. It came with sink inside the room which was great to brush teeth, refill water bottles ect. Instead of having to use the shared bathroom. The bed was comfortable and there were two little stools to sit by the window. Bonus that the place comes with car parking facilities.

Nothing to complain about. This guest house is more like a motel, you do not meet anyone at reception and entry is done anonymously via codes for the door. It is a bedroom with shared toilet and shower. This was not a problem for me.

Great location, about 20 min walk from centre of Edinburgh. Spotlessly clean and nice bedroom with a lovely comfortable bed.

The first floor bathroom shower water takes a good ten minutes or so to get warmed up. I stay for five consecutive days and there isn’t any room service, ie: tidying the bed, take rubbish away.

No visible staff or reception room. Good text/email service and plenty of contact information available if required, so remember to keep your phone on you! No longer does breakfasts and no fridge available for own food.

My room was clean and comfortable and had all facilities i was expecting. Small shared shower room and toilet across hall but I didnt see anyone else the whole time, don't think anyone else had used it and it was always free and clean with shower gel available. Different pin codes on both external and bedrooms doors so need to remember them, or carry phone at all times as no staff around at all. If you got locked out with no phone, you would be stuck. Parking for around 8 cars at the back. I felt safe and comfortable there and would stay again. 10 mins walk from Queens Hall or a bit further to the city, lots of shops on the way.

The bathroom needs updating!

Nice peaceful location but walking distance to all amenities. The room was large but let down by the ensuite which was extremely small. We only stayed one night so not too much of an issue. Having parking on site was a bonus.

There was a lack of towels for two visitors.

Free parking was provided. Each room had a fan which made the room much more comfortable. The location was the best part. It was easy to get to by car and close to bus stops to get into downtown Edinburgh.

I think everything is good and I can't think of anything I dislike.

The room is clean. The location is superb. The bed is comfy. The security is very good and the code entry system is easy to operate. No more hassle of bringing your key around. We enjoyed our stay very much.

Staff helped us to store our luggage before check in which was really helpful. They were also very warm and welcoming. Our room was very comfy and the shared toilet was right next door which was really nice. Bus stop is right out the front practically and took us easily to the airport.

We certainly enjoyed the opportunity to have 3 individual beds as well as the apartment's wonderful location. The advantage of adjacent, easy and affordable public transit access to the centre of Edinburgh was a nice feature. Free on-site parking was also a welcomed bonus ... Thanks for a wonderful stay in a beautiful period property folks.
