Far away from the public parking. It is quite frustrating if you have a big suitcase. The rooms has minimum number of facilities to stay comfortable. But it may be freezing on a very cold day. but I nobody would complain due to the attractive room rate.

Center of the city close to the cathedral. Very convenient to go every part of the San Gimignano city. The owner is cheff and runs his own restaurant in heritage area.

The property is in a perfect location to explore the town. I stayed for two nights when walking the Via Francigena in December during very cold but sunny weather. I have mixed feelings about this property.Your impression will depend on which room you choose. (ensure is is does not have a window above the door!) I spent the first night in a room facing the square. I was first offered a different (better!) room facing to the side but still overlooking the square, but I didn't look at it. I was warned that the room I chose was a cold one, with limited Italian I thought there would be enough blankets and there is a radiator after all. I ended up waking at 3 am, shivvering, and found the radiator switched off. I phoned the landlord at 4 am who answered promptly and explained the heating will come back on at 5. By now other people living in the building started to leave. The room was located next to the stairs and footsteps kept me wake. The badly blacked-out door window also illuminated my room every time the hall lights went on. Another hour later and the street cleaning crew started their work. The room is probably OK if you are prepared for a cold night and are able to sleep through the footsteps, light and street cleaning. I had barely any sleep, my cold had gotten worse, my mood was vile and I felt unable to face the next leg of the hike. I spoke to the owner, who handled this situation very professionally. He generously offered me to stay another night for free in a different room. Obviously this couldn't restore lost sleep but it definitely restored my serenity and enjoyment of the day and secretly I was happy to be able to stay another daty in this beautiful town on a sunny day.. The other room was wonderfull and quiet, generally much nicer. No footsteps from the stairs, no dreaded door window, it had an even better view and even the street cleaner noise didn't bother me. I really enjoyed that room and the extra day in San Giminiano.

The room is more medieval than comfortable: we missed teapot and cups, some basic small things for comfort. The towels were waffles and while they did their function it was a bit weird to use them

Amazing stay in a medieval village walked out our front door next morning to be greeted by a market Thankyou so much great hospitality and so reasonably priced Clean comfy and quaint!!

The wifi did not work properly and please be aware this accomodation does not have a lift and has two floors, in case you are going with heavy luggage. Please also note that the reception is not always open so you will need a phone to reach out to the owner.

parking is awful. the parking instruction given by the host was very inaccurate we could not find in the map. ended up parked in paid lot instead of promised free parking. Shower is too small to turn around.

The Casa's location is brilliant just off the Piazza della Cisterna and Piazza del Duomo, close to restaurants, the Torre Grossa and the best views in town but away from the noise. The room is comfortable and cool even in the heat, and the bathroom is spacious. Our hosts were most welcoming, and allowed us to store our luggage after check out so we could further explore the town before our bus!

The listing said English was spoken - not when we checked in. Therefore, little to no help with issues. We thought breakfast was included; we were given a 20% discount at the cafe downstairs.

The location is good news bad news. The good news the place is in the heart of the town. Bad news, you have to walk 12-15 minutes to parking. You can drive up and drop off your luggage and then walk back. Same thing when you leave walk then drive out.

There was some confusion in communications with some staff who spoke only Italian. I do not blame them for this - I would recommend using a translation app in these instances! There was a communal fridge, but we couldn't find a kettle for hot water.

They held our bags for us before check in so we could explore the town bag-free. Secure. Right next to all the major attractions. Amazing value for money.
