Our terrace/balcony was covered with bird droppings from birds nesting above the terrace. It appeared that it had not been cleaned prior to our checking in.

Breakfast was very poor. Very low quality products, we would never buy such cheap quality granola, ham or juice. The hotel only had one man clearing tables, taking hot drinks orders and serving guests at breakfast. He tried his best but the hotel should have provided more staff. Tinny, twinkly music that just grated. The reception man cracked his knuckles repeatedly whilst he welcomed us to the hotel room. The girl twiddled her hair when dealing with us. Very poor.

The walk to Porto Santo Stefano is pedestrianised and is very nice. Good location.

I took advantage of an offer on booking.com and paid $180 a night for a room that apparently was offered for even dearer price. The room, compared to other hotels in the same area at similar price, was very basic. No chairs to sit, only one bedside lamp, the shower was clogged, the shower curtain was very old and pretty disgusting, 4 hangers in the wardrobe, the TV screen looks more like a laptop screen. The window was facing the bottom of the parking hill, so every guests coming to or from the parking could look into the room from the top, and also into the bathroom. Overall the price felt very expensive for the quality received. Breakfast was very good, staff helpful and nice

The air conditioner was so loud in the balcony that I couldn’t sleep. The location is amazing but very difficult to go out if you don’t have a car You can walk to the center in a pathway with tunnels but it seemed not very reassuring using it in the dark It seems the hotel only knows one taxi driver in the whole town and if he is busy that is a problem/they could not find a solution

The location is amazing,has a private beach which is awesome,staff are very kind ( but the majority of them are young students spending their summer here and they are not ready to sort out more complicated problems),the food-both breakfast and dinner are very tasty however I missed fresh orange juice in the morning

very difficult to walk anywhere. the staff just did not care or seem welcoming in any way. not knowledgeable about the area. really put a damper on an incredible trip. after all the amazing places we had stayed and all the incredible people in Italy … it was a bit sad. honestly … a welcoming front desk and a bit of care for those staying at the property would have made a huge difference.

The food was overpriced and not good. Rooms have a switch to turn off the hot water but it is not marked. If you turn it off accidentally you have to wait 1+ hours for hot water.

Great location with access to the sea from a rock platform (with steps) as well as a pool. All of the staff were exceptional, went out of their way to be helpful. Everything was spotless. Food in the restaurant was excellent.

One day...I was one day and was enough to enjoy the amazing environment, good vibes and professionality of the entire staff!!! You should try the restaurant...ask for squid and you will fall in love how is cooked!! The location is amazing, you can breathe the entire Maremma all around the Hotel! I will back soon!!!

stunning views. also we got stranded in a local town during a storm, couldn’t get a taxi, so the concierge came out in his own car and picked us up. absolutely amazing service!

The swimming pool was not cool and you had to pay to use it. Our room had a kitchen with no utensils pots or pans, cutlery or plates cups and glasses, seemed a bit of a waste of money. The Terrace bar was not a Terrace bar, just some tables and chairs outside, there was a serving point in Reception where you could buy drinks. breakfast was average.

The room was not clean and the oven did not work. The pool was dirty and run down and the female receptionist was very rude and tried to over charge us and would not give us a breakdown of the final bill.
