Finding the location and being let in! It took a little while, but once we were in, staff were friendly. No toilet roll holder. No towel holders. No coat racks/hooks or shelving.

Nice host, good facilities and very close to amenities and Santa Maria Novella Train Station. Clean and nice room with table and chairs as well as a sofa.

We could hear everything, and it sounded like people would fall through the ceiling. It was quite disturbing hearing loud people all around you when trying to go to sleep. Decor is out dated but we knew that when we booked.

There was extensive mould in the bathroom above the shower, as well as a toilet with an open cistern. It meant that the bathroom constantly smelt dewy/musty.

Kettle and tea making facilities were provided, as well as a small table. The bed was large and comfortable.

Big issue for us was the elevator the elevator can only hold two people no luggage. The worst part would be if someone did not close the doors to the elevator and it will not move so if you want to take the elevator, you will not be able to, and that’s what happens to me in my mother who is unable to walk upstairs. I had to find the elevator to the floor that the doors were not closed so there might be people that are very inconsiderate. It was a big deal for us.

They state that they do check in from 10-20hs and that there is staff there to receive you but we arrived at 18hs and nobody was there. They provide you with a code to enter the facilities. in the 3 nights 4 days we stayed there, we only saw 1 person from the staff as we were leaving.

Location is good, but since is near the train station and crossing the street there are trash containers at 5.30am in the morning these were collected, a lot of people screaming in the streets at night etc. Although the place states they have sound proof facilities you can hear both from the street and from the facilities hall every time other gests get in and out or talk in the halls.

Bathroom was pretty small and overall a little outdated. However, we were barely in the accommodation and there were no problems.

Self check in was a great option for us arriving late, staff communicated well via booking.com and gave clear instructions. We loved the location and it was easy to get around. Air con was a bonus too!

Location was great, right near all the main public transport points, and not far from all the main sites. Supermarket just around the corner, nice and cool indoors and dark shutters for sleep time. Self check-in information was helpful.

Nothing we didn’t like. There was some antisocial behaviour on the street of this accomodation but it didn’t impact our stay.

The hosts allowed us to drop our luggage off earlier than check-in. The room is walking distance from the train station which is helpful and 5-10 mins to some sites. The bed was comfortable and overall stay was nice. Would stay here again!

There were nor parking spots to u load the car, you couldn’t park infront the gate or drive in. we had do Hold 200m away more illegal then legal and carry the whole stuff to the room.

Pretty much the fact nobody even bothered to see my requests and messages as I asked for a double bed and we get a twin (or a double bed make from 2 twins) ,asked for a cot for the baby and wasn't there so apparently had to pay 10£ to get it even if didnt say nothing about on Bookings. I think with a bit more thought, they could make this a very comfortable room, a bit of reorganising and the addition of a couch would be nice. The room is certainly big enough.

Location was great. Very central to many attractions and only a short walk to the train and bus stations. The room was reasonably large too.

Upon making the reservation it was said that check in is from 14-20h, unfortunately our bus was 2h late and we arrived later then predicted. When we arrived at the property no one was there to open the door or let us in. We were waiting outside the apartment for 30minutes and called the owner non stop during that period without getting a call back. We even had to contact customer service to help us because we started to get stressed that we won’t be able to get into our room. After many missed calls the owner finally picked up and wasn’t pleasant at all. Even though we were 2h late (not our fault), we still came im time for check in. After a stressful half an hour the host told us he would send us the door code so we can get in. I suggest the host next time to send the code before something like this happens again. If you try to make it a self check in what’s the point of not giving us the code 24h before we arrive, or even 2h before we arrive.

The location is both a pro and a con, it is right next to the train station which is very convenient if you are traveling by train, but at night this neighbourhood did not feel the safest, but we had no issues. Also, the building has a gate that you could not enter without a code, so that felt comforting. The walk to the Duomo was not far whatsoever, maybe 5-10 minutes. Lots of restaurants and little shops to discover along the way.

The staff was so kind, we arrived before check in and they allowed us to leave our bags there and when we got back at the end of the day, our stuff was neatly and carefully placed inside our room already waiting for us. We were super touched by this gesture. The staff even kindly offered us water and suggestions for activities as well as directions and a map. They took their time with us which was really appreciated. The room was decently sized and a lot of storage for luggage and personal items. Nice and clean bathroom. View was also nice. There is also an elevator in the building which was very convenient!

Communication with the host (only available via WhatsApp) was quite difficult with long response times, unclear answers, and many unanswered questions. This led to quite a lot of stress on my end as I had some issues with my reservation. There were signs in the BnB mentioning free breakfast at another hotel down the street, but when we went to that hotel, they said they ended their partnership with the BnB many months ago.

The room was as expected and was quite clean. Check-in was easy to figure out, and the location in relation to the train station was stellar.
