The aircondition is solar powered and wasn't switched on yet. But that weekend it was really to hot to sleep without.

It was an excellent stay, exceeded my expectations. Really close to the boat transfers. Lovely room. Friendly staff. Really good hotel. Good breakfast.

If one minor point, although we very much loved our stay: the bathroom was a bit small and a bit outdated but…. All good and clean, which is most important

Great location, not entirely in the “island” center but perfect walking distance and bringing you by some other, more quite streets & views before hitting the crowds. Really nice! Good breakfast options, comfortable rooms and no street noise. And then the staff… SO nice and attentive. And that is not even doing it justice… Lorenzo went above and beyond for us. My mom arrived from Belgium, myself from Portugal (I live abroad) and we were supposed to meet in Venice airport to then go together to the hotel. My flight got very badly delayed, so my mom would arrive alone, around 23hrs at the airport. Due to the delay, I only arrived at 2am. Lorenzo did EVERYTHING to make sure my mom was picked up by taxi and walked to the doorsteps of the hotel, making sure she was safe and not alone in the middle of the night in Venice or airport. I cannot thank him enough for helping me with that… I will be back here!

AC did not work and when we opened windows wr had so many mosquitoes, we had to close windows and then it was very stuffy and warm

Nearly everything is very satisfied.

The location is excellent just opposite to train station. The lobby is beautiful and the room is spacious too. The reception staff is also helpful especially Griselda who is very friendly and considerate. The breakfast is also very good with a lot of options. We really enjoyed the stay over there and thanks for Griselda’s generous help.

Bed could have been a bit bigger and plugs better placed in the bedrooms - we were on the floor for the kettle !

The location is lovely on a canal near the Piazzale Roma , near restaurants and what I think the nicest part of Venice near the Frari Church - the 10 min walk from the hotel to the Frari is gorgeous Breakfast was fine , rooms nice

However, the older lady at the reception on our last day was not all that friendly or helpful which was really sad. She could not even understand well what we were asking for . When I asked ahead of time to prepare our invoice and the checkout papers she said okay but did not do anything. Then when we were leaving after breakfast and gave her the keys she suddenly remembered she needed to do something on the computer and it took her a while and then the computer was so slow and we could not wait to get the invoice and left. We did not want to miss our plane because she did not do what I asked her to do well before breakfast and before our check-out time. She did not apologize either as you imagine. Also, there was some bad noise from someone who was banging on the room door at around 11pm at night on the floor of the hotel and that woman did very little to help deal with the situation.

The two young ladies at the reception were great - Chiara and I forgot the name of the other one. Her name reminded of Cinderella- something with "ella'. They were so helpful in providing some hot water and tea in the evening and gave a lot of tips on restaurants, transportation, etc.

The staff there were very professional and knowledgeable, one of the best customer service out there. The place was absolutely beautiful and I loved the little breakfast hall.

Perfect location if you arrive both train or bus/ taxi from the airport So no mess with the luggage. The hotel is really charming, nice attentive stuff Was upgraded to deluxe room , so had vary large room ( for this city) Comfy bed. Breakfast just all necessary stuff, but fair to the price/ quality Recommend
