The first night was barely ok, we got a small room with a scaffolding blocking our window, the huge plastic sheet covering the scaffolding was smashing on our window the whole night. We asked for changing the room but we were told that our room was the only one available that day since other rooms had not been cleaned, because there was a wedding a day before. It was in the evening when we checked in and it took them the whole day to clean out the worst room. The next day, we had to ask again before they changed our room. There were plastic cups in the pool area and the pool was not clean. It's a cute place but not up to the standard of a four star hotel, and definitely try to avoid if there is going to be a big event a day before.

The view was impeccable, good breakfast.

Our room was large with a nice view from the balcony but it was tired and could have done with redecorating. A lot of odd miss matched furniture.

Very characterful hotel in a quiet location although a bit remote. Dinner was good, also very good breakfast.

The service at dinner was a little slow but they missed two people so it’s understandable.

The location is just incredible! Two nice swimming pools, lovely rooms, an old small village completely renewed. Nice breakfast - lots of cakes and sweets. The view on the Umbria’s landscape is magic.

Misrepresented facilities - no tennis courts, no bikes. Gym very old but okay for basic exercise. A little isolated - need to drive 20-30 minutes to access any other bars/restaurants. Part of its charm, I guess. While we were there there was a school summer music camp in residence which we had not been warned about. It was very noisy - partly ruined our stay. Became a running joke! I was overcharged 487 euro on one of the bills which I didn’t realise until we left. When contacted, the hotel acknowledged immediately but it took 2 months for the hotel to refund and many reminders.

Beautiful property. Lovely views. Rooms were comfortable and clean. Spa treatments were good - you need to book ahead as it isn’t staffed - the therapists come in when booked.

There was a music summer camp during our whole stay which we hadn't been warned about. This became quite intrusive with out-of-tune piano all morning & guitar lessons beginning during breakfast on the terrace. Some members of my group were located very close & woken by bad music every morning. Tennis courts & bikes for rental as per the information were not available. Some staff were exceptional, others not very helpful.

The location was great if you are looking for out of the way. The view from the terrace is amazing & definitely a highlight. The room was immaculate & quiet. Plenty of parking. Two pools is also a bonus. Food in the restaurant was good.

Some issues with the water at first, but they were quickly resolved. Dinner menu was ok but not great.

The restaurant was ok but not our favourite - more fusion than Italian. Some of the servers were not very attentive and seemed more interested in other guests, perhaps those staying longer....

We were cycling and it was a challenge to reach but we expected and enjoyed that, even if we got lost a few times on the way! The front desk was very helpful and we upgraded to a beautiful room with a terrace as the one we had booked was a bit small and dark. One night was a good stay for us as it was raining and the only restaurant without a car is in the hotel itself

Everything was great except for breakfast. The variety and quality of food wasn’t great. The dinner menu however is fantastic and we can highly recommend it!

The hotel is very cozy and it has amazing views. The staff is incredibly friendly and went the extra mile to make us feel right at home. We enjoyed eating at the restaurant (our favorite dish was the Umbrian noodles with truffle - make sure to try them).

Generally the hotel is still in good shape but there are a few details where they have let things slip a bit. Most notably, they use plastic cups everywhere - the minibar, the breakfast room, etc etc. Not just from an environmental point of view that is questionable but it also dilutes the high quality experience that guests would have and makes everything suddenly feel a bit "cheap" - although the hotel is actually lovely and well maintained as previously

Prices of taxis to and from the location is extortionate.

There is no pool services and the there were no restrooms in the pool area.

The place is beautiful. The kids loved the pool table and the pool. The staff were very friendly. It was a good location.

The structure and the services should be improved. Coffee and cappuccino were really awful. It sounds really strange to have this kind of breakfast in Italy. We spent one night really cold since the heater in the bathroom didn't work. Fortunately the next day it was fixed.

Staff was great and really helpful to manage all the different problems. The location was great and it was very quiet to relax and sleep there.

The only things they could work on a bit are the restaurant, dinner was ok, but nothing special; and the mattress, it was ok for me, but my boyfriend had backache the whole time.

The property is beautiful, it feels to be in a castle! The pool, the spa, the terraces, the view, everything was very nice. Breakfast was good, with an incredible variety of choices.

Our room was very cute but hadnt a lot of light, only a small window. l We tried to change but the hotel was full. At the end we slept better because the room was very dark. Breakfast could be better (the croissants and the yogurt wasnt very good) We didnt try the restaurant, but there aren't many places to eat around (you have to have a car and drive to Perugia 30min and amazing restaurants).

Amazing pools with great views. Room very cosy and very silent. Lot of option in breakfast. Good cocktails and fair prices at the bar.

Lack of attention to detail - pool area not cleaned daily, sloppy housekeeping. Staff poorly trained - for example didn't bother to help open door so we could get luggage into reception. No offer to help take cases to room. Some of us had no hot water for several days and no attempt to compensate in any way.

On the last day, during breakfast, doors to terrace were closed. That was little bit disappointing, as the view from there is beautiful.

Recommended for everyone who wants to rest away from the hustle and bustle. The reception staff is very helpful and friendly, at the level of professionalism.

The only thing that could be done better is to renew the bathroom, it looks pretty old and not at the level of the hotel. Also as many have already mentioned, the road to the hotel is pretty bad, but the view you get is worth it.

An amazing medieval borgo turned into a really nice hotel. The view is breathtaking, unfortunately, we couldn't use the swimming pool because it was too cold, but it looked very nice and clean. We got a free upgrade and had a room with a terrace. We traveled with our dog and felt very welcomed there. There isn't a lot of light in the evening in the room but for us, it wasn't a problem.
