United States of AmericaThe bedroom was rather dark, although it was well lit in the kitchen and the dining room and siting room. The bathroom (as in all bath rooms in Akumal due to limited sewer services) smelled slightly but that would be the same anywhere in this area.
The view from the second floor was lovely. The veranda extended the entire length of the unit and there were lots of places to sit and enjoy the view! Also, we were within a 10 minute walk to an excellent restaurant at Bahia Principe, without the crowds. The inroom food service was a nice added touch. Lots of room in our unit.

EstoniaBit remote location if you do not have a rental car. No other restaurants/dining options in walking distance from hotel. Only cash accepted in Beached Bikini bar. And you need cash pretty soon :-) No ATM-s nearby. You need to go Akumal to find an ATM.
Breakfast has a vide variety, served into your room or where you like to have it within hotel territory after sending Whatsapp message to host. Takes 20-25 minutes. Food cost will be charged directly to your hotel bill. No need for footwear :-) beach reachable barefoot from your room. Beach area is definitely the best comparing to other hotels nearby. Very good bar named Beached Bikini is only few steps left from beach entrance serving exceptional caribbean cheviche and guacamole on top of cold beer and wine. Fernanda and her workmate took really good care of us. Thank you!

United States of AmericaThe hotel shows some age. The only complaint would be the shower as it was rusted out, hard water stains all over, and rail falling apart. My guess would be from all the salt water.
Tony was very professional and attentive to our needs. You can't beat the view on the backyard.

The beach was excellent, with soft, even sand. No rocky areas. Easy access to snorkel the reef right outside our condo. The atmosphere was very laid back. Our host provided a number where we could text any questions or requests and was super prompt in helping us get everything we needed. They helped us book a private tour. Exceptional service.

FranceSome of the photos could be updated -- the rooftop bar is not operational (no alcohol served on the premises) and the beach bar pictured is a separate business (but just next door). Not targeted towards the hotel nor its owners but just a warning for newcomers to the area: everything is much more expensive when compared to Mexico City or Oaxaca. Many places only take cash and the only ATMs nearby exclusively distribute American dollars with ridiculous commission charges (12% was the lowest I could find). So while Aquatech is reasonably priced, other costs will quickly add up.
Beautiful location and spectacular view from the room. Spacious room. Quiet, small hotel for those looking to avoid the gaudy resort complexes.Tasty breakfast. Friendly, helpful staff. As other reviews have mentioned, the hotel is a bit dated, but we didn't mind so long as it was clean.

Hotel itself did not sell alcoholic beverages & beach Bar next door was expensive. The entrance to the area from highway needs lighting, hard to see at night & easy to miss
Right on the ocean, rooms were big, easy to check in. Tony is a friendly manager & had everything automated for check in, internet, food ordering etc. complimentary coffee & maker in room was a nice touch. Food was good & didn’t need to pay cash, could go right onto your bill.

United States of AmericaThere were little quirks in our room- the balcony door was a bit hard to open but you kind just had to pull hard, the safe lock required a little jiggering, the overhead lighting was a little harsh. None of this was a real problem. I think you get from the reviews here that the property isn't brand new. It ticked all the boxes on what we find important - the accomodation was clean, comfortable, fully-functioning & secure. All in all, it was a great value and we don't have any complaints.
Aquatech Villas DeRosa was perfect for us, peaceful, lovely and on the affordable side. We were traveling by rental car which is the ideal way to stay here. The location is south of Akumal Bay and Pueblo. Getting into town was a 10-minute drive. There is a Collectivo stop close to the highway 307 where the turn-off to this hotel is but it's about 1/3mile walk from the hotel to the main road. From here we did day trips to Coba ruins, cenotes (several of which are very close, within a 15 minute drive) and Akumal Bay. The snorkeling off the beachfront is really good, lots of fish and coral. We didn't see turtles there but it wasn't high season. We did see turtles in Akumal Bay by taking a snorkel tour through Akumal Bay Dive Center which we highly recommend. The beach was decent for swimming but there is also a pool on the premises which we didnt use but many guests with families did. We enjoyed moonlit evenings oceanfront on the roof deck and sunrises there in the mornings. Our room was in the rear with a pool & jungle view. Room was very clean, air conditioning functioned perfectly, water pressure was great, hot water was plentiful. Also sat on our own balcony a bit and rather enjoyed the option as well. You could order food and drinks from their in-house restaurant but never used the service so I can't comment on it. We did visit the beach bar next door (it's a seperate business) one night for drinks and snacks which was good. We had ceviche, mixed drinks and decent beers. It is the only restaurant in this section of the shoreline and the location couldn't be more convenient to the Villas. Tony was very helpful with recommendations and to answer any questions. He greeted us on arrival to check us in and show us around. We had a terrific stay!

United States of AmericaI know that Villas De Rosa couldn't really help this, but the amount of seaweed (just like in Tulum and pretty much everywhere in the region I imagine) was a little disappointing. However, we were able to find a tiny access point a good way down the beach in front of a resort where we finally were able to get in the water with avoiding the seaweed. Just need to pick a different time of year if we want to swim in the sea I guess. There were so many cool cenotes to explore nearby that we were not too affected by it. While having food at the resort was very convenient and fairly priced, the food was pretty average. Would love to see it get better before we make it back. I realize it's easier said than done. We were grateful to have the option and would order it again.
The two buildings that contain all the units/rooms mirror one another and have kind of an old, rustic Mexico beachy vibe to them while at the same time have all your basic modern amenities inside and are clean. I really liked the look from outside and inside the rooms. The whole stay felt more authentic without sacrificing any amenities. The unit was great! It was more like a one bedroom apartment/beach condo. The bedroom had all that we really needed which was a comfy bed, nightstands on each side of the bed, adequate outlets, a closet with a few hangers, and a small desk/table with a chair. It also had a wall A/C unit in which we kept the bedroom door closed at all times and the room stayed nice and cool throughout our stay. Bathroom was a little small and nothing special but again provided all that we needed. Water pressure was great and there was plenty of hot water for showers so we were happy. The living room and deck were where we spent the majority of our time in the unit. Open floor plan with the kitchen flowing in to the living room. Plenty of space. We usually left the door to the deck as well as the front door open while we were there which created the most amazing constant breeze throughout the living room. Highly recommended. The deck was incredible. You are literally right on the beach and maybe 60 feet from the water. I miss it now just typing this. How could I not add a section for Tony and his excellent crew? Talk about service. Tony told us when we checked in, "Mi casa, es su casa," and they did not disappoint. If I had a question about anything he was happy to answer it. Something I really enjoyed about staying here is that you can place a food order and have it delivered to your room, the beach chairs, or to the pool area. It was so nice at times to not have to think about where to go for food or to have to drive anywhere. Eating a meal on our deck while looking out to the sea was super tranquil.

Like I said this place has the potential to be a true gem if some small renovation to the facilities and rooms are made. Overall experience was good.

the boutique size, the small number of rooms was very comfortable. Our beach view suite was Huge and well designed, with a step down living room opening onto the large covered balcony. The beautiful beach with palapas and lounge chairs always available was great. We could get a little shade or work on tans! The excellent onsite kitchen and chef and staff made it so easy and special to dine in or on the beach. And Tony was always available either at he office or via WHatsapp to make a stay so relaxed and comfortable. He truly pampers all his guests. We hope to go back next January. Can't wait to beat the cold with a trip to Akumal!
