The room was kind of small as well as the bathroom, but the owner who remodeled obviously made good use of the space. The other thing is the bright light outside the door. It showed through the door making it too light in the room at night, so it was difficult for sleeping. I would suggest a better blind on the door or give the guests the opportunity to turn the light off at night.

The breakfast was simple, but everything was fresh and healthy. The rooms were very clean and common areas, too. Like the front porch with padded outdoor furniture outside. Too bad it was too cold to enjoy it. Only a one night stay unfortunately. The shower head was nice and warm which was great, and bed was big and comfortable.

The breakfast was great for a continental breakfast-plenty to eat. The room we stayed in was above the main office. It was quiet and spacious. The beds were comfortable and clean. It was bad weather when we stayed, but the view is unbeatable. The staff was amazing and friendly!

The room was newly redone which was cozy and beautiful however it took awhile to warm up as the heat was off before we arrived and the wood floor stayed fairly cold from the draft of the window/door.

Location was beautiful. Located right across the street from the beach which allowed for a perfect New Years day walk along the water as well as a view of the fire works New Years Eve. The manager was great and very helpful when we had some difficulties figuring out the heat in the room.

The walls were pretty thin. I could hear people in the other rooms. I was gone for most of the day but then once I got back to my room for down time, it was slightly distracting. It also made me insecure that all of my steps and other movements could be heard from folks next to me and below me. Not a deal breaker at all, but definitely something folks might want to know.

The Breakwater Hotel was perfect! It was located right on the beach, which was so convenient and peaceful. It was very affordable and such a cute, cozy place to stay! It’s pet friendly which is good for me to know for future trips because I can bring my dog! There were some really cute dogs there. Thank you Breakwater! I’ll definitely be coming back!

Honestly the renovations were well thought out and make the most of the limited space that old motor inns possess, and having a comfortable outdoor seating area at each room is very helpful. I have nothing negative to comment on, as it was so well managed. Our room was missing the Keurig machine and Joe brought us one promptly so I could have a coffee prior to the 8am breakfast.

Joe is the greatest amenity on the property! From my initial phone call through checking out Joe was a true pleasure in all regards. He is a gem! Meeting wonderful folks like Joe is one of the main reasons for my lifelong affection and highest regards for Provincetown, there is no other place on Earth I prefer more. Your decision to make The Breakwater pet friendly is so appreciated by those of us that always travel with our four legged family members. A big shout out to the breakfast. great coffee, muffins, cereal, hard eggs, yogurt, fruit and more!

The rooms were cozy and comfortable with a keurig and every TV station that you would need. We also liked the fact that you aloud dogs and had a smoking area. We did go down during the off season December 7-9z. So the price of the hotel was extremely affordable!!! I we also loved Joe who greeted us with a warm pleasant smile. He was very welcoming and informative about where to go in town!!!!

I had wished for a dust mop. The floors are not capeted so there was alot of sand brought in on our shoes. I would have liked a way to have cleaned that. And the heater was loud

The Showers was great! The towels were thick. The room was clean. There was plenty of outlets. We could see the ocean from our room. The outside chairs were wonderful. We did not hear alot of outside noise.

The bay is literally across the road from the hotel. I had to decide whether to enjoy my morning coffee and evening wine on the sweet little porch furniture just outside my room door or make the 50-foot trek to the Adirondack chairs on the platform above the beach. Breakfast was good (muffins, hardboiled eggs, cereal, juice, coffee). The manager Joe had great local advice and history--and was just so very kind. The room was simple but more than adequate (great water pressure, fridge, cable).

Super cute space right on the water! Clean and comfortable, we only stayed for one night in Ptown and this was perfect. Close enough that you're only a 3-4 minute drive from downtown, but far enough out that it's quiet! They have a little space set up with chairs right on the beach for guests, and the view at night with all the stars was just as breathtaking as the sunrise. Continental breakfast was yummy and the staff was accommodating and kind.
